Welcome to Berry Pen Cottage. This cottage offers elegant accommodation for up to six guests, with three thoughtfully designed en-suite bedrooms, including a ground-floor bedroom with an accessible shower room tailored to meet the needs of guests with disabilities. Berry Pen also welcomes one well-behaved dog during your stay.
The ground-floor bedroom provides flexibility with one or two single beds as needed. It features a wet room designed for wheelchair access, complete with additional aids available upon request. This makes Berry Pen an excellent choice for families or groups that include guests with mobility needs.
The open-plan living area is both spacious and inviting, with comfortable sofas and chairs arranged around an open fire, creating a cozy space for relaxation. The dining area features an extendable table that can seat up to 16 people—perfect for larger gatherings or special occasions. Berry Pen Cottage is equipped with modern conveniences to ensure a comfortable stay, including underfloor heating throughout, double-paned windows, and a pressurized water system for excellent shower pressure.
The kitchen is fully equipped to handle all your culinary needs. A separate utility room includes a washer/dryer, sink, ceiling airer, and additional glassware and dishware to accommodate larger parties. Large doors lead out to the private south-facing terrace garden, beautifully designed with drystone wall and flagstones. This tranquil outdoor space offers wheelchair access and stunning views of the distant hills, making it a perfect spot for outdoor dining or quiet relaxation.
Upstairs, the master bedroom is a true retreat, featuring a king-size brass bed, and comfortable chairs. The spacious en-suite bathroom includes a luxurious bathtub, walk-in shower, vanity unit, and toilet. The second upstairs bedroom offers a pair of elegant brass twin beds that can be zipped together into a king upon request. This room also includes comfortable chairs and a dressing table, as well as its own beautiful en-suite with a bathtub, walk-in shower, vanity unit, and toilet.
Parking is available for two cars directly in front of the property, with additional parking for a third car available at Kingham Lodge. Guests of Berry Pen Cottage have access to the shared facilities of Kingham Lodge, located approximately 100 yards away. These include a stunning pool, a traditional Turkish steam room, and 5 acres of beautifully landscaped gardens—perfect for unwinding and exploring during your stay.
For families with young children, a travel crib, highchair, and baby gate are provided. A larger crib or newborn cradle can also be arranged for a small supplement ($20).

The owners at Kingham Lodge have 5 vacation rentals available on site for large gatherings sleeping up to 26 people. Do call us about booking multiple rentals for a large family celebration.
There are 5 rentals on site and operate a private ’swim time’ for each individual rental, so all groups of guests have private family time in the pool. Your time changes each day and this information is shared with you in your booking confirmation email. You can also enjoy an early morning swim that is open to everyone. The pool is used by Kingham Lodge owners only after 4:30 pm. Pool towels are provided for you in your rental and the owners will give you a pool safety briefing on arrival.
