Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
- Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Please remember these rules are mandated and imposed solely by the CITY OF BIG BEAR which requires property management companies to notify all guests with agreement to comply. The City OF BIG BEAR requires you to sign a rental agreement and the Good Neighbor Brochure to obtain the code to the property as well as provide a copy in the app of your Governmental ID that matches the name of
- (1) Maximum vehicles permitted is described in the listing. Any violation is subject to eviction and/or cancellation of your stay. If you need additional parking, please contact us directly.
- (2) Big Bear Lake does not allow street parking; they will tow any vehicles parked on the street and any towing fees or fines issued are the sole responsibility of the vehicle owner.
- (3) Excessive noise or loud music is prohibited by the city for the consideration of the residents of Big Bear. The city enforces quiet hours from 10:00 p.m. – 7:00 a.m. and will send out code enforcement officers to issue fines/and or evict guests for any violations reported. There will be a $300 administrative fine per Code Call, plus $100 fine for the violation.
- (4) Dishes- All dishes must be cleaned before leaving and the house must be left in the same condition that you found it in. Any dirty dishes left in the kitchen are subject to a $45 fee- our housekeepers will unload dishes or put them away but do not wash dishes or dump trash per the law.
- (5) Trash- All trash must be removed offsite to the free trash sites. Any bags or trash left behind in the bathroom, kitchen, or outside is subject to a $25 per bag of trash left in the fridge, in kitchen or onsite anywhere - this is the law and we must abide by it
- (6) Barbecue- Propane is offered on the honor system on any firepit or BBQ. Please do not leave the firepit or BBQ on unattended. Please clean the BBQ after use. If by chance the propane runs out, please let us know and we will send someone to replace it. Please make sure all propane is turned off after use. Big Bear does not allow the use of charcoal of lighter fluid.
- (7) Pet- The home is strictly not pet friendly. Any violation is subject to eviction and a $3500 fine plus damages to the home will be charged.
- (8) Parties or noise ordinance calls – any parties, events, unauthorized guests or noise complaints will result in immediate eviction with no refund. Any party will incur $5,000 fine plus immediate eviction.
- (9) No over occupancy - $500 per person over occupancy fine plus damages
- (10) No smoking, vaping or drugs inside our cabins at any time. Any evidence of violation is grounds for immediate eviction from the cabin and a $3500 plus damages found at the home.
- (11) Please refrain from bringing your own BBQ's, Firepits and or outside cooking devices due to the fire safety hazards.
- (12) Due to the mountain location, Big Bear and the surrounding areas are known to have occasional power and internet outages due to circumstances beyond our control. Power outages are usually brief, lasting a few hours or less and the city always tries to work quickly to get it back up and running. There are no refunds at anytime for power or internet outages due to normal mountain conditions, as these are beyond our control.
