Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House rules

  • 1. This is a private and personal residence. It is rented occasionally as a vacation residence for use only as a haven for rest and relaxation and vacation and/or tourism purposes. It is not available or rented for business purposes, meetings, events, parties, or any other use not permitted by local, state, or federal law and/or zoning statutes. Please respect the property and enjoy your stay!
  • 2. The water features are not for recreational use. Absolutely no swimming, dipping into or using any of the water features on property. Swim only in the Jacuzzi and swimming pool.
  • 3. The marble dining table is VERY porous and sensitive to citrus, wine, glass marks, items being dragged and anything abrasive. Please use placemats or a protective table cloth to cover and protect table from getting damaged or scratched.
  • 4. Food must be confined to kitchen and outdoor lanai dining table, barbeque area and dining room. No food in any other rooms.
  • 5. No trash shall be left out at any time. All trash must be placed inside of the cans. All recycle products must be closed tightly in a bag and stored in the trashcan area as well. Trash and recycle should be emptied on a daily basis from kitchen and barbeque area. All trash must be thrown in trash room chute on your floor. Replace inside trashcans with new bags. Food and trash left out can promote insect infestation of flies, ants or roaches. All liquid spills and crumbs from food should be wiped up immediately. In a tropical environment, trash and food cannot be left out of contained areas. Please be mindful to not put any citrus type of food or spill/leave red wine on the marble dining table. Very hard to remove citrus and red wine stains.
  • 6. No smoking allowed inside the house or any patios or lanais at any time.
  • 7. Candles are for decoration only. No candle burning anywhere in the house, except outdoors.
  • 8. House is limited to no more than 6 (Six) sleep guests including children with the understanding that all the guests must be registered with the owner prior to spending the night. No additional charge unless the maximum amount of people is exceeded. Owner has agreed to let additional guests to be added for a fee of $250/night per guest, due upon final payment, or deducted from security deposit upon departure. Any additional overnight guests shall be registered in advance with owner or owner’s agent. No sleep guests can be added after contract is signed unless authorized by owner or owner’s agent.
  • 9. No Parties or Events are allowed unless they are approved by Home Owner in advance in writing. Additional Event Fee and Deposit may be required.
  • 10. Please preserve the landscaping. Do not pick or touch any of the agriculture on the property.
  • 11. When using nail polish or any chemical substances please make sure surface is protected where products will be used and definitely not over any upholstered or carpeted areas.
  • 12. Be mindful of sunscreen, lotions, creams and oils on all furniture fabrics and rugs. Please place a towel down on any surfaces before using. Oil stains cannot be removed from fabrics and will have to be replaced if towels are not used.
  • 13. Do not drag anything on wood, carpets or travertine. Be mindful of your suitcases and lounge chairs. These surfaces can be scratched and will require repair.
  • 14. Lock external doors at night. All perimeter doors should be locked when leaving property.
  • 15. Women, please be mindful to hygienically discard feminine products. Do not flush tampons or other feminine products in the toilets.
  • 16. Please do not remove any personal belongings from the home including books.
  • 17. Do not use bleach or cleaning chemicals in carpeted areas. Only in laundry room.
  • 18. All vehicles are to be parked inside the Resident Parking Garage in the designated unit stalls and need to be registered with the office of the Resident Manager. All guests/visitors are to use the valet parking service.
  • 19. Occupants of Residential Units shall maintain quiet between 10:00 p.m. and 7:00 a.m. on weekdays (Sunday through Thursday nights) and midnight to 8:00 a.m. on weekends (Friday and Saturday nights).
  • 20. If the police are called to the property due to loud noise after 9:30pm, Guest will be charged a $2,000 fee.
  • 21. No clothes, towels, garments, rugs or other objects shall be hung on clotheslines or from lanai railings or walls, doorways, windows, or facades of the Residential Units in such a manner as to be in view of persons outside the building.
  • 22. No shoes, flip-flops, slippers, sandals, dry cleaning, or other objects shall be allowed to remain in the front entrance or hallway of any Residential Unit.
  • 23. With the exception of standard lanai furniture and plants, lanais shall not be used for storage of any items whatsoever, including, without limitation, dry racks, coolers, boxes, tools, exercise and sports equipment, mopeds, bicycles, kayaks, canoes, beach toys, beach chairs, surfboards, boogie boards, skateboards, toys, cleaning utensils and supplies or other household items.
  • 24. No rugs, draperies, or other objects shall be dusted, beaten, or shaken from the windows or on the lanais, stairways, and hallways of the Project. Dust, rubbish or litter shall not be swept or thrown from any Unit or Individual Limited Common Element into the hallways or any exterior part of the Project.
  • 25. Valet and shopping carts are available for Occupant’s use. Carts shall not be left in the hallway. After using the carts, they must be immediately returned. The carts are the property of the Association, and under no circumstance may they be taken beyond the building.
  • 26. The swimming pool, spa, outdoor and indoor children play areas, dog park, and outdoor lounge areas may be used between the hours of 5:00 a.m. and 11:00 p.m. daily.
  • 27. Swimming is permitted only in appropriate bathing attire. No nude sunbathing is permitted.
  • 28. There will be no lifeguard at any pool within the Project. Therefore, anyone using any pool does so at their own risk and is fully responsible for his/her own safety. Parents are responsible for their children’s safety at the swimming pool, children play areas, barbeque areas and all other Recreational Amenities and common areas.
  • 29. Showering before entering the swimming pool or spa is required. The shower for the swimming pool is located within the Recreational Amenities. All suntan oil, dirt and other such materials must be removed before entering the swimming pool or spa. Persons having open sores or wounds or communicable disease are not allowed in the swimming pool or spa. Spitting, urinating, and blowing one’s nose in the swimming pool or spa are strictly prohibited. Running, jumping off walls and horseplay are not permitted in the swimming pool, health club, and adjacent areas. Splashing of water other than that accompanying normal swimming is not permitted.
  • 30. No glass items of any kind or similar breakable items shall be permitted in the swimming pool, health club, or adjacent areas. The introduction of sand, rock or other foreign matter in the swimming pool is strictly prohibited and will result in immediate eviction therefrom.
  • 31. The Great Lawn and other Recreational Areas are specifically intended for family recreation and event use. The swimming pool, barbeque area, and open lawn within the Recreational Amenities or designated areas therein may be reserved for private parties upon written request to the Resident Manager.
  • 32. Swimmers must dry themselves before leaving the swimming pool area.
  • 33. Eating, drinking of beverages (including alcoholic beverages in moderation), and picnicking shall be allowed in the movie theater, private dining, barbeque, pool deck, outdoor seating and designated open lawn areas. The use of hibachis, barbeque grills, and other open-fire cooking equipment is strictly prohibited in all areas of the Project except private lanais and the barbeque area
  • 34. No illegal activity shall be conducted on the property at any time.
