Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House rules

  • Occupancy is limited to the guests listed on the contract and only up to the agent approved count. Guests may not switch or add names to the contract during the duration of the tenancy. Other guests - even the ones named on the contract, may not stay overnight without the primary guest present. A mid stay cleaning using Agent approved housekeeper will be required for stays longer than 10 nights.
  • Minimum renter age limit 25*. No smoking is allowed in unit If smoke of any kind is smelled in unit upon arrival after guest has exited, guest will be charged a remediation fee to get rid of the smell.
  • The tenant shall bear responsibility for any utility costs exceeding the monthly cap of $500.

  • *HOUSEKEEPING: Exit cleaning is included with your stay, however if you would like additional housekeeping services (that are available for a fee), please contact customer support.
  • *SUPPLIES: This property provides a wonderful starter kit for your arrival (it normally lasts our guests 2-3 days, depending on your group size). Please keep in mind that once these items run out you will have to replenish them for the remainder of your stay. Additional supplies can be purchased at nearby Foodland grocery or Malama Market. Supplies include: Dish soap, Hand soap, Paper towels, Toilet Paper, Trash bags, Body Wash, and Shampoo.
  • *TRASH DAY: WEDNESDAY & SATURDAY Put the trash bins right outside the main gate the night before trash day.
  • *HOUSE RULES
  • 1. No smoking (including e-cigarettes) or drugs of any kind anywhere on property. Pets are not allowed on property.
  • 2. QUIET TIMES are 8:00 pm to 8:00 am. Parties or large gatherings are not allowed. Noise violations by law enforcement are grounds for immediate termination of your lease. Only guests named on the contract are allowed to stay overnight on property. Please show Aloha and keep outside noise to a minimum.
  • 3. Turn OFF AC units and fans when not in the room, turn off lighting when not in use.
  • 4. DO NOT take bath towels outside. Use colored towels for the beach.
  • 5. Shake sand from clothing before putting them into the washer or dryer. You will be charged for damage caused by excess sand in the machine.
  • 6. DO NOT FLUSH Tampons, pads, or wipes of any kind down the toilet. It will back up the plumbing.
  • 7. If you accidentally break anything during your stay, please be sure to give us a call or leave a note so that we know to repair or replace it.
  • 8. We do use professional pest control, however keeping the countertops tidy and keeping loose food items in the fridge will help keep most of them at bay.
  • 9. Turn off ALL outdoor lights at night.
  • 10. Close the outdoor umbrella when not in use.
  • 11. Do NOT bring surfboards inside of the house.
