Dog Friendly (max 1) - dog less than 25 lbs - additional cleaning/pet hair removal fee required. Dog must be disclosed in advance. Dog is to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. Proper pick up of doggy doo doo is a must!

BBQ - 1 tank of propane is included "in the green". If additional is needed - you may swap out the tank at any area grocery store, hardware store, etc.
Doors are to be kept closed at all times, especially the sliding door to the deck!
As Required by St Johns County, a copy of a Government Issued Photo ID or Driver’s License must be provided prior to arrival. Non-Smoking Inside & on the Upper Deck Area. Smoking may be done on the lower deck and on the beach. Proper disposal of ashes and cigarette butts is a must. If there is evidence of smoking in the home or on the upper deck, a $500 fee will be charged. Welcome to Florida! Palmetto and other bugs are native to our area and you will see them out and about! We do have regular pest service as well!
**Parties, Gatherings or Events that take us over our max occupancy of 8 guests are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware * Minut as noted in the booking agreement. There is a Ring Doorbell as well as an exterior Ring Camera facing A1A for security purposes and 1 exterior camera facing the beach. There are not any other cameras on the property. Quiet Hours are enforced - and please remember to be a good neighbor to those around us! Guests of the property have an affirmative obligation to comply with the provisions of Section 2.02.04.B.19, St. Johns County Noise Ordinance (Ord. 2015-19), and all other applicable federal, state, and local law ordinances. Guests hereby acknowledge and understand the right of St. Johns County officials to reasonably inspect the premises to assure compliance with said obligations.
Parking: there is driveway parking a Maximum # of 2-3 vehicles, depending on size. Please be aware when entering & exiting the property. A1A does have a lot of sightseers! Motor vehicles, boats, Recreational Vehicles (RVs), and trailers shall be parked only in driveways or other areas on the property designated for parking. Boats, RVs and trailers shall not be parked on any street, alley, sidewalk, or public or private Right-of-Way, or part thereof, or in required front yards, except as provided in Section 6.01.03.H.5 of this Code. Vehicles larger than an SUV (motor homes, trailers, RV’s, boats,etc) must be approved in advance and must not go over the maximum # of vehicles allowed on the premises.
