Villa Tre Querce - Stylish Villa is an elegant, newly built home, tastefully furnished and meticulously designed by the renowned designer Ilaria Miani. Nestled within nine hectares of lush gardens, it is located on the southern coast of Tuscany, close to long sandy beaches and the picturesque village of Capalbio.
With its two master suites and four double bedrooms, each with a private bathroom, the villa accommodates up to 12 guests. It features two fully equipped kitchens and a well-appointed laundry room, while two housekeepers attend to both the interior and exterior of the property.
The bedrooms are spread across three levels to ensure guest privacy. Two bedrooms are located on the ground floor, separated by a cozy living room with a TV that opens onto a terrace. Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.
House rules
- Smoking not allowed. Pets not allowed. Parties not allowed.
- City tax is not included in the reservation and it will be due upon arrival. The amount is of 5,00 € per person per day.
- Arrivals after 20:00 require an extra payment of EUR 60, while after 00:00 the cost will be EUR 80.
