Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- HOUSE RULES
- • Check-in with our hosts is anytime from 16:00 PM to 21:00 PM. For check-ins from 9 pm onwards: We will send you detailed self check-in instructions.
- • Check-out is by 11 AM.
- • Late Check-out fee from 11 am until 1p.m: $40 extra.
- • Late Check-out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts.
- • Travelers must be at least 21 years of age or older to book.
- • No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- • No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm.
- • No more guests than those listed in your reservation are allowed.
- • Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- • Renters may be required to provide a government ID on the day of checking in or during your stay.
- • Please avoid moving furniture.
- • Pets are not allowed.
- • If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
- • Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, or bottles are allowed in the pool.
- • We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
- • Guests will be requested to sign a Rental Agreement upon booking confirmation.
- • Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
- • Sustainability: Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
