WaterColor amenities’ access included with your stay, in addition to 2 bikes and a 6-seater LSV/golf cart is provided! (these rent for ~$150/day so this is a huge benefit!). Multiple porches for lounging, dining, and relaxing al fresco! Sleeps up to 6 comfortably, an air-mattress is provided to accommodate 2 additional guests! The space Understated elegance abounds in this newly furnished, professionally decorated, spacious 2 bedroom, 2 bath home (with additional queen sleeper sofa). The open floor plan allows a comfortable flow between the kitchen, dinning and living areas, and the fully equipped kitchen makes it easy for guests to cook as much as they decide! The master suite features a king size bed, TV, and large en-suite bathroom with double sinks, claw foot tub, and separate walk-in shower. The second bedroom has a queen size bed, TV, and en-suite bathroom with a shower and tub. There are two additional queen size sleeper sofas in the living room. Two large porches (one is fully screened-in) extend the living experience to the outdoors where guests enjoy wooded views while relaxing and listening to the sounds of nature or making dinner on the BBQ grill. This cottage is nestled in a quiet cul de sac, ideal for playing outside or bike riding! 27 Lyonia Lane has something for everyone located just steps from Seaside Square and WaterColor Tennis Center, and just a short walk to The WaterColor Beach Club as well as Camp WaterColor! Beautiful wooded paths await just outside the front door! It feels secluded while being centrally located in an ideal destination for relaxing and building lasting memories. SLEEPING ARRANGEMENTS (Sleeps up to 10 guests): FIRST FLOOR -Living Room with 2 Queen-sized sleeper sofas (sleeps 4) -Dining Room -Kitchen -Bedroom 1 (Master): King bed, en-suite bathroom with dual vanities, glass shower, separate soaking tub (sleeps 2) -Bedroom 2: Queen bed, en-suite bathroom with shower/tub combination (sleeps 2) There is also a pack n’ play and air mattress available at the home for guests’ use. (sleeps 2) Guest access The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community! The Beach Club is just down the street, making this home a dream to not have to worry about parking since it is an easy walk or even quicker bike ride! Camp WaterColor is about a 2-minute LSV/golf cart ride. The highly exclusive and stunning Phase I Park District location of this home cannot be beat! The WaterColor Beach Club features a huge main pool and lounge area, an ’adults only’ pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf! Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children’s area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground. There are 6 wristbands for access to all of these wonderful amenities included in the nightly rate at no additional charge to the guests. Other things to note Beach chairs through WaterColor Beach Club should be reserved in advance. In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Weddings and other similar events are not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines. -Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay. -Check in is 4:00pm & check out is 10:00am. These times are strict and late check out will be subject to another day’s rental fees. -Smoking is strictly prohibited. -All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian. -The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters. -Damage that occurs will be collected from the renters. -Property Manager can not be held liable for any damage or injury to any persons caused by LSV/golf cart, bikes, or other amenities provided to guests.
