Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- TERMS AND CONDITIONS – SHORT-STAY ACCOMMODATION Effective Date: 1 January 2025
- By making a booking, you agree to comply with the following terms and conditions:
- 1. Guest Responsibilities
- * Maintain the property in a clean and tidy condition.
- * Use all appliances, fixtures, and furnishings with care.
- * Lock all doors and windows when leaving.
- * Return all keys and access cards as instructed.
- * Report any damages, breakages, or missing items immediately.
- * The property must not be used for any unlawful purposes.
- 2. Property Suitability
- * Guests are responsible for assessing property suitability prior to booking, including accessibility, location, and features.
- * We are not liable for bookings made without proper assessment.
- 3. Age Requirement
- * The primary booking guest must be at least 25 years old.
- * Guests under 25 must be accompanied by a responsible adult.
- 4. Occupancy & Neighbor Considerations
- * Respect the property’s maximum occupancy limit.
- * Quiet hours are from 9:00 PM to 7:00 AM.
- * Violations may result in:
- * A penalty of up to $1,000.
- * Immediate eviction without refund.
- 5. Payments
- * Payment is accepted via bank transfer, Visa, or Mastercard.
- * Full payment is required at the time of booking.
- * All credit card and processing fees are non-refundable.
- * Guests are responsible for all fees incurred through their payment method.
- 6. Changes to Bookings
- * No changes can be made within 30 days of arrival.
- * Changes outside of this period may be permitted, subject to fees.
- * Travel insurance is strongly recommended to cover unforeseen circumstances.
- 7. Cancellations by Property Manager
- * If the property becomes unavailable due to unforeseen circumstances (e.g., sale or urgent repairs), we will:
- * Offer a suitable alternative where possible.
- * Provide a full refund if no alternative is available.
- 8. Cancellation Policy
- * Cancellations within 30 days of check-in will result in forfeiture of the full deposit.
- * Guests must give 28 days' notice to terminate the agreement.
- * All payment processing fees are non-refundable.
- 9. Security Deposit
- * A security deposit may be required.
- * Refunded post check-out minus any costs for damage, cleaning, or missing items.
- 10. Additional Charges
- * Any extra charges (e.g., damage, excessive cleaning) will be deducted from the security deposit or charged to the credit card on file.
- 11. Taxes and Fees
- * All rates are in NZD and include 15% GST unless stated otherwise.
- 12. Bedding Configurations
- * Requests for specific configurations must be made at booking.
- * Changes after booking incur a $75 + GST fee.
- 13. Check-In & Check-Out
- * Check-In: From 3:00 PM on arrival day. Report any issues immediately.
- * Check-Out: By 10:00 AM.
- * Late check-out (up to 12:00 PM) is $80 + GST (if available).
- * Check-outs after 12:00 PM may incur a fee equal to one night’s stay.
- * Lost keys incur a minimum charge of $50 + GST.
- 14. Housekeeping & Cleanliness
- * Guests must leave the property clean and tidy.
- * Excess mess incurs cleaning fees at $45/hour + GST.
- * For stays over 7 nights, additional housekeeping may be required at an extra charge.
- 15. Parties & Events
- * Residential use only.
- * No parties, events, or gatherings are allowed.
- * Violations may result in:
- * Immediate eviction without refund.
- * A penalty of up to $5,000.
- 16. Eviction Policy
- Guests may be evicted without refund for:
- * Excessive noise or disturbances.
- * Breaching occupancy limits.
- * Hosting unauthorized events.
- 17. Pets
- * No pets allowed unless pre-approved in writing.
- * Unauthorized pets result in:
- * A $500 penalty.
- * Additional cleaning fees.
- * Possible eviction.
- 18. Smoking & Illegal Substances
- * Strictly prohibited inside the property.
- * Violations may result in:
- * A $1,000 penalty.
- * Additional cleaning and deodorization fees.
- 19. Lost Property
- * Lost items will be returned at the guest’s cost.
- * Minimum handling fee of $25 plus postage applies.
- 20. Utility Usage
- * Power usage up to $250/month is included.
- * Excess usage will be charged to the guest.
- 21. Callout Fees
- * Guests will be charged for unnecessary callouts caused by:
- * Appliance misuse
- * Security alarm activation
- * Negligence
- 22. Force Majeure
- * We are not liable for disruptions caused by events beyond our control (e.g., natural disasters, government mandates).
- 23. Liability Disclaimer
- * We are not responsible for loss, theft, or injury during your stay.
- * Travel insurance is recommended for protection.
- Agreement: By booking and providing payment details, you accept these Terms and Conditions. You authorize us to charge your credit card for any applicable fees or damages.
