The Home
Step into this lovely two-bedroom plus loft, three-and-a-half-bath residence and you will know you chose your Beaver Creek lodging well. The well-appointed kitchen is a cook’s dream, featuring high-end, stainless steel appliances. The living room, with eclectic Colorado contemporary décor, has vaulted ceilings and is flooded with light from the large windows at the end of the room. The master bedroom, just off the living room, is furnished with a tempurpedic king-sized bed, flat screen TV and en suite bath with separate shower and soaking tub. Upstairs, the second bedroom also has a king-sized bed with en suite bath and flat screen TV. The loft area, partially open to the living room, has a queen-sized bed with a twin bunk bed, also with en suite bath. This fourth floor residence is on the northwest side of the building, overlooking Avon.

Guests at The Ascent enjoy a heated indoor pool and hot tub, outdoor patio with fireplace and hot tub, fitness center, steam room, reading room, youth game room, adult sports lounge, ski storage lockers, and on-site outdoor parking. During ski season, a complimentary daily shuttle to Vail and Beaver Creek is offered exclusively to guests of The Ascent. Per Ascent HOA Rules & Regulations, regardless of bedding only 2 rental guests are allowed in each room with the exception of infants under 1 year old.

Things To Know
Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- Please note there is no housekeeping included in your rate. If you desire housekeeping during your stay, that may be arranged for an additional fee. We request that guests be absent while our housekeepers clean the home.
- Description of Services Available
- • Daily Trash Removal and Fresh Towels
- • Daily Tidy Housekeeping Service - Includes making of beds, fresh towels, removing trash, loading of the dishwasher (but not unloading), and general tidying of the home
- • Mid-Week Clean - Includes changing of the bed linens and towels, removing trash, light cleaning of kitchen and bathrooms, loading of the dishwasher (but not unloading), dusting, and vacuuming traffic areas as needed.
- If you would like any of these services, please contact the Property at least 14 days prior to arrival to check availability and we will email you an updated confirmation letter with the new total cost.
- POLICIES:
- • At least one renter must be at least 24 years old (minimum age 25 for Riverfront Townhomes).
- • Check-in cannot be guaranteed until 5:00pm and check-out is at 10:00am. Should I wish to check-in early or check-out late, I understand that booking an extra day is the only way to guarantee early or late check-in or check-out.
- • I understand that a credit card must be presented at the front desk at check-in and must remain on file to cover any incidental charges incurred during my stay, even if paying for reservation by check.
- • I authorize Property Manager to charge my credit card according to the rate schedule and for incidentals such as concierge services, late departures, accidental damage or replacement exceeding $3,000 (beyond normal wear and tear), and negligent, deliberate, or intentional damage as all residences are privately owned. Reservations include a mandatory Damage Waiver Fee which covers accidental damage up to $3,000. Report all accidents and damage prior to checkout so necessary repairs may be scheduled. This Damage Waiver does not cover deliberate, intentional, or negligent damage. Details can be found on our website.
- • One parking spot is allocated per residence.
- • Moving of any furniture is not permitted. Any damage caused by moving furniture will be at my expense.
- • Large gatherings and social events, including weddings and receptions, are strictly prohibited unless prior arrangements have been approved by management. Additional charges for cleaning and any fines incurred will be at my expense.
- • Smoking is not permitted any of our properties. A daily $500 fee will be charged for Ozonation if there is evidence of smoking. I understand that I am responsible for any additional cleaning costs, which may include but are not limited to cleaning of all linen, bedding, carpets, rugs, drapes and other furnishings.
- • No pets or animals of any kind are allowed in any unit or building without prior approval.
- • If I am traveling with a bona fide service animal, I will notify Property Manager in advance so that appropriate accommodations may be determined. Failure to notify Property Manager prior to arrival of a service animal may result in unilateral eviction of the animal to an animal housing facility at my expense.
- • I will report all accidents and/or damage to the front desk immediately so necessary repairs may be scheduled.
- • Neither the property nor management is responsible for accidents or injury to guests, for damage to property or for loss of money or valuables of any kind. I assume all risks inherent or otherwise and agree to hold harmless the owner and management for claims to person or property.
- • While Property Manager does their best to confirm vacation homes, in the event the home is damaged, sold or rendered untenable due to circumstances beyond their control, Property Manager will use best efforts to find comparable alternative accommodations and the rental guest shall be required to pay all rent due hereunder.
- For stays of 30+ nights, please reference the below lease agreement details.
- Advance Deposit. A non-refundable Advance Deposit payment of 25% of the total cost and the executed Lease Agreement are due within 10 days of verbal booking. Broker shall hold all Advance Deposits in a non-segregated escrow account and shall not be required to pay interest on any returned funds. (Wiring instructions attached as Exhibit
- I.)
- b. Final Payment. The remaining balance of the total cost is due no later than 60 days prior to arrival, payable to RRES.
- c. Damage Deposit. In addition, a Damage Deposit equal to 10% of the total cost of rent will be held by RRES for the term as referenced in this Lease to secure the faithful, timely and complete performance of all of Rental Guest’s obligations under this Lease.
- This Damage Deposit must be paid by check or wire transfer to RRES at the time of booking. (Wiring instructions are attached.) Damage Deposit shall be returned to
- Rental Guest via check or written accounting made for any portion retained, listing the exact reasons for the retention, together with the balance of the Deposit, within sixty (60) days after termination of the Lease.
- CANCELLATION. The full 25% Advance Deposit will be charged on cancellations made 60 days or more before the scheduled arrival date. No refunds will be made within 60 days or less of the scheduled arrival date.
- 4. TAXES. Rentals of 30 days or more are exempt from Colorado Sales Tax. All applicable taxes and fees will become due and payable if the reservation is shortened to fewer than 30 days. Rental Guest will remain liable for all other obligations under the terms of this Lease.
- 5. DAMAGE OR DESTRUCTION. In the event that the Residence is damaged by fire, or otherwise rendered untenable, either prior to arrival or during the term of Lease, Manager shall use its reasonable best efforts to find comparable alternative accommodations and Rental Guest shall be required to pay all rent due hereunder. In the event Manager is unable to secure alternative accommodations despite such efforts, Owner or Rental Guest may terminate this Lease upon written notice to Manager and all monies for unused nights will be refunded to Rental Guest.
- 6. COMPLIANCE WITH RULES. Rental Guest will observe and comply with all covenants, rules and regulations of the authorities having jurisdiction, including but not limited to the following:
- a. The Residence may be used and occupied only and solely as a private residence for the Rental Guest. Any misrepresentation regarding the use or purpose of the Lease will result in immediate eviction. Occupancy shall not exceed the Residence’s bedding configuration.
- b. The Residence and the building’s premises are smoke-free environments. The Rental Guest agrees to abide by this provision.
- c. Rental Guest must keep all common area property clear and free of clutter.
- d. Rental Guest agrees not to have any loud or disruptive parties and/or gatherings.
- e. Rental Guest will maintain the Residence and furnishings in good condition.
- f. No hazardous, dangerous, or illegal activities or other nuisance shall be conducted at the Residence.
- g. Rental Guest may not sub-let the Residence nor assign this Lease to another party.
- h. Rental Guest shall be liable for the actions of its licensees and invitees.
- i. Rental Guest shall not make any alterations or modifications to the Residence or common areas (including, without limitation, painting or decorating).
- 7. HOUSEKEEPING
- a. A Mid-Week Clean is included and required every 7 days. If the last mid-week clean falls within
- 2 days of departure, there will be no mid-week clean provided. Supplies will only be replenished during these cleans.
- b. Additional housekeeping is available for an additional fee and must be requested at least 48 hours prior.
- PET POLICY. No pets, other than an approved service animal, are allowed in the Residence or the
- building premises. This is primarily dictated by the Condominium Association Rules and Regulations.
- If a pet is approved, the Rental Guest shall pay pet fee to be applied toward additional housekeeping plus an additional pet deposit for any damage as a result of the pet in the Residence. The Pet Deposit shall be returned under the same terms described in Section 5 above.
- PARKING. Residence accommodates either exterior or interior parking for 1 vehicle.
- 10. FIREWOOD. Residence is supplied with initial stock of firewood. Additional firewood is available for
- a fee.
- 11. UTILITIES. Owner pays all utility services, including but not limited to heating fuel, water, sewer,
- and electricity.
- 12. RADON. The Colorado Department of Health and the United States Environmental Protection Agency (the “EPA”) have detected elevated levels of naturally occurring radon gas in certain residential structures throughout Colorado. The EPA has voiced concerns about the possible adverse effects on human health from the long-term exposure to high levels of radon gas. Tenant is hereby advised that Landlord is not qualified and has not undertaken to evaluate all aspects of this very complex issue and Landlord is making no representation or warranty, express or implied, concerning the presence or absence of radon in the soils beneath or adjacent to the Premises or within the Premises. Tenant may have a test for radon in the Premises performed at Tenant’s expense. Tenant hereby acknowledges that he/she has read the foregoing disclosure and fully understands its content. Tenant is also advised to read the EPA’s pamphlet, titled “A Citizen’s Guide to Radon,” which is available on the World Wide Web. Finally, to the fullest extent permitted by Colorado law, Tenant hereby waives and releases Landlord from any and all claims and liabilities arising from the existence of radon in the Premises.
- RIGHTS RESERVED TO MANAGER. Without limiting any other rights reserved or available to Manager under this Lease, at law or in equity, Manager as agent for Owner, on behalf of itself and its agents reserves the right, to be exercised at Manager's reasonable election, to enter the Residence with reasonable frequency during business hours with Rental Guest’s consent. Manager agrees to use its reasonable efforts to limit such entries to time periods when no one is in residence or to otherwise notify the Rental Guest in its reasonable discretion prior to an entry.
- 14. QUIET ENJOYMENT. So long as Rental Guest is not in default under the covenants and agreements of this Lease, Rental Guest's quiet and peaceable enjoyment of the Residence shall not be disturbed or interfered with by Manager or by any person claiming by, through, or under Manager.
- 15. NOTICES. All notices to or demands upon Manager or Rental Guest, desired or required to be given under any of the provisions hereof, shall be in writing. All notices shall be deemed given and received when personally delivered or three (3) days after being deposited in the United States mail, postage prepaid, registered or certified mail, return receipt requested, or email transmission addressed to the applicable party as follows, or at such other address as shall be designated by such party by written notice to the other party:
