Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
- 1 hr or less early arrival or late departure: $50
- 1-2 hr early arrival/late departure: $100
- 2-3 hr early arrival/late departure: $200
- These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
- This is our rental agreement that you accept upon reserving:
- REFUND DISCLAIMER:
- Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.
- ●No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
- ● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
- ● No pets.
- ● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
- ● No smoking on the property. Cigarette butts must be disposed of in the ashtray provided on the front
- patio. An additional fee to remove stains/odors from cigarettes will apply.
- ● Pick up all trash before departing. Place all garbage in an outside trash can.
- ● Report any damages and/or breakages within 24 hours of occurrence. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
- ● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
- departure.
- ● Do not open the windows. This is due to the extra security measures we have installed.
- ●If there is a W/D available then the Washer/dryer is available for 1+ week stays ONLY. Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if
- units are damaged due to improper use.
- ● The storage room is to remain closed at all times.
- ● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
- discretion and inspection to consume these items if they wish. The host does not take any responsibility
- for the consumables.
- ● Please do not rearrange the furniture.
- ● If guests are found to have had a party without host permission which results in additional cleaning or
- maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
- event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
- IMMEDIATELY.
