Welcome to Dolphin Overlook, a stunning Mediterranean-style home nestled in a peaceful community steps from Blue Mountain Beach. This spacious 6-bedroom, 6-bathroom, 3-story house offers everything you need for a perfect getaway and is ideal for large families or groups. Enjoy the community pool during hot summers or take a short stroll to the beach. The private balcony offers breathtaking views of the gulf. The first floor features a queen guest bedroom and a king guest bedroom. On the second floor, you’ll find two king master suites; one with a trundle bed and the other with a sleeper sofa. There is also a guest room with a full-over-full bunk bed and trundle, and another guest room with twin bunk beds. Each bedroom has its own attached bathroom for added convenience.
The expansive living room, kitchen, and dining areas are located on the third floor. This space allows for the whole family to gather and create long-lasting memories. Lastly, Dolphin Outlook offers a fourth-floor Crow’s Nest Observation Tower with panoramic views, making it perfect to see the surrounding area without leaving the home. You’ll be optimally located in the heart of Blue Mountain Beach with your own private beach access, just off Hwy 30A! You’ll be within a couple of blocks of Redfish Village with shops and restaurants, bike and surf rentals, and other conveniences. Don’t forget to walk over to Blue Mountain Beach Creamery for a homemade scoop! Enjoy the beautiful sugar white sand beaches that made 30A world famous. Explore Redfish Lake, one of the few coastal dune lakes in the world. Come and see for yourself what makes Blue Mountain Beach and the 30A area so special! Please note there is no elevator at this property.

This is a fantastic location with Gulf Place Town Center only 2 miles to the West and Watercolor, Grayton Beach, Seaside, Seacrest, and Rosemary Beach just minutes away to the East. Biking is a great activity to enjoy as the scenic bike path meanders along 30A. Bike over to Blue Mountain Beach Creamery for some homemade scoops that will have your taste buds coming back!
30A is a fantastic destination, the beaches are some of the world’s best with sugar white sand and emerald green waters. You will find plenty of beach accesses along a 17-mile stretch of Santa Rosa Beach. It boasts unique shopping, fantastic cuisine, and the incredible architecture that makes 30A famous, there are activities for everyone; kayak rentals, bike rentals, paragliding, fishing, golfing, hiking, swimming, and tennis -- you’ll find it all right here.
The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!
