Less than 5 minutes away from the beautiful Zilker park. There may be ongoing city improvement work in the neighborhood, including detours and rerouting. Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
- To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

- - Pets are allowed with a fee - not to exceed 2 pets. Please clean up after your pet. $100 per pet per stay.
- - Smoking is NOT allowed.
- - Parties or events are NOT allowed.
- - Quiet hours are from 10 PM - 7 AM.
- - Primary guest must be at least 21 years old and must be present for the entire reservation.
- - Fireworks are not allowed.
- - In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
- HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
- We kindly ask for your cooperation in maintaining a quiet and respectful environment during your stay, as our property is a duplex and shares a wall with neighboring residents. Your consideration will greatly contribute to a harmonious atmosphere for everyone in the vicinity. Thank you for your understanding and cooperation.
- We wanted to let you know as well that our landscaping team will be on-site every other Friday, to keep the grounds looking their best. You might notice them during your stay, but they’ll be mindful not to disturb you.,Start: 22:00, End: 7:00
