The two bathrooms are meticulously appointed, providing modern amenities and a touch of elegance. The attention to detail extends throughout the entire non-smoking house, ensuring a pristine and welcoming environment. One bathroom is shared and the other is en suite to the master on the main floor.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
To ensure a smooth check-in experience, you’ll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
Security Deposit:
The Guest agrees to pay a $500 security deposit before check-in. The deposit will be refunded within 48 hours after checkout, provided that no damage is incurred during the inspection. In the event of damages, the cost will be deducted from the deposit. If damages exceed the deposit amount, guests agree that FCM Homes may collect the remaining balance.
Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will send you an email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.
HOUSE RULES
- Occupancy is limited to 8 people. Children and infants are included in the total. There will be a $100 fee per extra person per night.
- Unauthorized events or parties are not allowed. Fees may apply
- No smoking on the premises inside or outside.
- Fireworks are not allowed.
- 1 Pet is allowed - no more than 30 lbs, and not allowed in the back patio pool/hot tub area.
- Pet fee is $100 per pet per stay.
- The back sliding door is unavailable for guest use. Please follow the signage.
- The master bathroom’s sliding door will come off track when force is used. Please use it gently.
- Please cover and place outdoor furniture back to its original positions.
- Enjoy the grill on the back patio during your stay, but please clean and place the cover back on it when finished.
- Please place all trash in the designated trash bins. (kindly ensure no bags are placed in the compost or recycling bins - fees may apply)
- No Lifeguard on duty. Swim at your own risk. Supervise children at all times. No glass allowed. (Pool, Hot Tub, Lake, boat dock)
- Please note life jackets are not provided. We encourage guests to bring their own.
- The walkway to the boat dock is very steep and rocky - at points the path is unclear. Please use caution and enter at own risk.
- There is no boat ramp on property. The closest boat ramp is ATX Marina at 16120 Wharf Cove, Leander, TX 78641. You can set up a time slot to launch your boat with the marina.
- Cameras on the property are only located outdoors for outside security.
- Please note that the fireplace at the property is for decorative purposes only and is not functional.
- Please be courteous to our neighbors and observe quiet hours between 10pm - 7am.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
Pool Notes:
- The pool and hot tub can be heated. Please reach out to us if you wish to heat the pool, and we will turn it on for you. We charge a pool heating fee of $75 per day.
-The pool heat must not exceed 87 degrees and hot tub not to exceed 101 and not to run the hot tub over 4 hours consecutively.
- Please advise us at least 1 day in advance if you would like to access the pool heat. The hot tub heating is at no additional charge, but it can only run 4 hours consecutively at a time. Please reach out to us if you want to use it.
- Please note that the pool heater may struggle to maintain temperature if it’s below 45°F. If the temperature drops below 35°F, we will be unable to turn the heater on, as it cannot function effectively.
HVAC Rules: Please do not set the home’s thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
RURAL Property:
Please note that this is a rural property out in the Texas Hill Country, where it’s common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services, so we recommend enabling ‘WiFi calling’ on your device.
As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
