Things To Know
Payment & Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- SuitableForChildren,SuitableForInfants,Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.
- To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.
- - Primary guest must be 30 years old and present for the entirety of the reservation.
- - No smoking on the premises inside or outside. $1,000 smoking fee may apply.
- - Fireworks are not allowed.
- - Pets are not allowed.
- - No unauthorized parties or events.
- - Events are allowed with prior written approval and may be subject to further fees. No more than 30 people are allowed for approved events.
- - No ATVs or other motorized vehicles. If there are ATVs, there will be no warning, they will be evicted immediately with no refund.
- - No vehicle parking on grass.
- - There is a fire pit on site for guest use. We kindly ask bring your own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.
- Pool Rules:
- - Do not touch the cleaning robot in the pool.
- - There is no lifeguard on duty. Swim at your own risk.
- - Please no glass in the pool area. Fees may apply if glass is found.
- - Ensure children are monitored at all times.
- - Please ensure that the gates remain shut at all times due to an unsupervised water feature (pool) on the premises.
- HVAC Rules:
- Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
- As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.,Start: 22:00, End: 7:00
