Welcome to Timber’s Edge Estate, a one-of-a-kind, modern mountain home in the exclusive Lakeshore Community. Enjoy seclusion and luxury in this 4100+ sq ft fully-remodeled house, which features a fully-stocked chef’s kitchen, comfortable furnishings, a pool table, and more. Soak in the private hot tub to relax après ski and incredible views. Heated decks, walkways, and driveway elevate the comfort and maximize your enjoyment of the outdoor space year-round. The modern open floor plan of this home was designed for entertaining up to 12 overnight guests and represents comfortable luxury at its finest. You’ll be surrounded by natural beauty of the White River National Forest, merely 8 minutes to downtown Breckenridge.

Living Room: The main living room features vaulted ceilings and a beautifully executed contemporary design that beckons guests to settle into the comfortable sofas as the warm sunlight and natural elements penetrate through the floor to ceiling windows. Enjoy the flat screen TV and ambient lighting as the glow from the fireplace moves through various soothing colors.
Kitchen: The fully equipped gourmet kitchen features state-of-the-art stainless-steel appliances and ample seating throughout, leaving no chef isolated. The subtle hints of nature being incorporated into the interior design can be seen in the leaf patterned backsplash and wood cabinetry. The view through the glass doors is of the massive deck situated in the treetops.
Dining Room: Formal dining for 12 can be enjoyed on the gorgeous live edge table in the elegant and stylish dining room which is perfectly placed in its own space yet open to the rest of the home.

Outdoor Living: The upper deck off the kitchen is the quintessential example of indoor/outdoor living. Take in the views of Baldy Mountain from the expansive deck featuring an outdoor kitchen, bar seating, oversized sofa, outdoor heaters, and a 12-person dining table tucked under a modern wood beamed pergola. Soak in the private hot tub surrounded by a lounge area on the lower patio, or enjoy the heated decks, walkways, and driveway year-round.
Sleeping Arrangements and Bathrooms: 5 BED, 4.5 BATH -
• Primary Suite (Main Level): King bed, gas fireplace, flat-screen TV, forest views, lounge area, and ensuite bathroom with dual sinks, glass shower, and soaking tub.
• Second Bedroom (Top Floor): Queen bed, nightstand, and shared bathroom with the third bedroom.
• Third Bedroom (Top Floor): Queen bed, nightstand, and shared bathroom with the second bedroom.
• Fourth Bedroom (Bottom Floor): Queen bed, TV, and private ensuite bathroom with dual sinks and shower.
• Fifth Bedroom (Top Floor): 2 Twin bunk beds and closet. This room shares a bathroom with the second & third bedrooms.
• Additional Sleeping Area: Twin bunk bed and barn door for privacy as well as another shower bathroom with dual vanity sinks.
Lower Level: The opportunities for entertainment are magnified as you make your way to the garden level of this home. Here is where you will find the ideal recreation space decked out with a kitchenette/wet bar with a wine cooler, sink, dishwasher, and microwave, a living room with a large leather sofa and fireplace, billiard table that converts into ping pong, foosball table, and sliding glass doors that open to the lower patio featuring a beautiful covered hot tub, another fireplace, and lounge area.
This home features a rare amenity, a back-up generator. Winter storms are rarely capable of knocking out power, but this home is protected from outages either way.
Property Manager provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included. This home has a private hot tub, so extra towels for the hot tub are provided. We take care of cleaning and servicing the tub before and after your stay. Please note the home has a Ring camera on the front door.
This home is not pet-friendly and does not allow large events or smoking.
4WD/AWD/Traction Devices are required for this property. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.
