Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- ROYAL KAHALA ESTATE HOUSE RULES
- 1. Check-in time is 4:00 PM and Check-Out time is 10:00 AM. Unless otherwise specified in the contract.
- 2. The maximum number of guests shall be as per contract. Any additional overnight guests will be charged at the rate of $250 per night per guest. Any change in the number of guests must be pre-approved by the owner in writing.
- 3. All long term rentals will be responsible for utilities including electrical, water and gas. An additional utility deposit or flat utility fee may be required as stipulated in the contract.
- 4. Furniture may NOT be moved in any of the rooms. Accessories, decorations, furniture, and art may NOT be moved throughout the house.
- 5. Food must be confined to the kitchen, outdoor dining area, barbeque area, and dining room. No food in any other room.
- 6. No trash shall be left out at any time. All trash must be placed inside of the cans. All recycled products must be closed tightly in a bag and stored in the trash can area as well. Trash should be emptied daily from the kitchen and barbeque area. All trash must be thrown in the outside trash bins. Replace inside trash cans with new bags. Food and trash kept out can promote insect infestation of flies, ants or roaches. All liquid spills and crumbs from food should be wiped up immediately. In a tropical environment, trash and food cannot be left out of contained areas.
- 7. Guests are asked to remove shoes when walking on the interior of the home. No hard sole shoes on the floors.
- 8. No water or sand on the wood floors. Please be mindful to rinse off any sand with the hose or outdoor shower before entering home.
- 9. There is to be NO smoking in the house, on the lanais, or the Property whatsoever during occupancy. Guests will be responsible for any damage to the Property from cigarettes or odors caused by cigarettes and/or cigarette smoke.
- 10. Candles are for decoration only. No candle burning anywhere in the house, except outdoors.
- 11. Be mindful to turn off air conditioners, fans, and lights when exiting the room or when not necessary. Keep all doors and windows closed when air conditioning is in operation, otherwise the AC unit will break with the humid tropical air. Guests may be charged for excessive utility usage.
- 12. No parties or events are allowed unless they are approved by the Owner in advance and in writing. Additional fees and deposits may be required.
- 13. Please preserve the landscaping. Do not pick or touch any of the agriculture on the Property.
- 14. When using nail polish or any chemical substances, please make sure the surface is protected where products will be used and do not use ant products over any upholstered or carpeted areas.
- 15. Be mindful of sunscreen, lotions, creams, and oils on all furniture fabrics and rugs. Please place a towel down on any surfaces before using it. Oil stains cannot be removed from fabrics and will have to be replaced if towels are not used.
- 16. Do not drag anything on wood, carpets, or tile, be mindful of suitcases and lounge chairs. Surfaces can be scratched and will require repair at the guest's expense.
- 17. Lock external doors at night. All perimeter doors and gates should be locked when leaving the property or at any time when in the home.
- 18. Please be mindful of the properly discarded toiletries and feminine hygiene products. Do not flush tampons or other feminine care products in the toilets.
- 19. Please do not remove any personal belongings from the home including books.
- 20. Do not use bleach or cleaning chemicals in carpeted areas. Only in the laundry room.
- 21. No illegal activity shall be conducted on the Property at any time.
- 22. Pets are not typically allowed, however, there may be some exceptions only with the owner’s written approval and are subject to additional pet deposit and/or fees.
- CONDITION OF PREMISES: This property is privately owned. Should any major equipment or appliance require attention, we will work to fix all issues as soon as possible during normal business hours, however, we cannot issue refunds or price adjustments. Please report all minor maintenance problems to your on-island property manager.
- INVENTORY: All contents in the house, including books, CDs and DVDs, are provided for your use and enjoyment during your stay. In order to ensure this home is in the best possible condition for every guest, a full inventory will be taken. Please let us know ahead of time if something is lost, broken, or in need of repair.
- HOUSEHOLD SUPPLIES: Soaps, cleaning supplies, paper goods, and other necessities have been provided for your use. While we have stocked the house with these essentials, if you do happen to run out of anything during your stay, we kindly ask that you purchase more.
- CONSERVE ELECTRICITY: Utility costs are extremely high in Hawaii. Please help conserve electricity by shutting off unused appliances, fans, lights, etc. If the AC is on, please close the windows and doors, and shut off the air when you leave. We ask that you would not change any setting in the freezer or the refrigerator. Please note, energy caps may apply to your stay.
- SHOES IN THE HOUSE: In Hawaii, it is customary to remove your shoes before entering a home. Please help us preserve this tradition by removing your shoes when you enter.
- FURNITURE: In order to avoid damaging the floors, we ask that you do not move the furniture around. Also, please use caution when eating or drinking near any furniture, upholstery, or bedding. Additionally, we ask that you would not place wet towels, clothes, or bathing suits on the furniture or balcony and/or lanai rails. Also, interior furniture is to be used inside. When moving dining chairs or bar stools, please be careful to avoid floor damage. Use lanai furniture on lanai only and leave all interior furniture inside.
- SAND: Sand is extremely sticky! In order to avoid tracking in unwanted sand, please shake out all of your towels and sandy clothes before coming back inside.
- BEACH TOWELS: Beach towels have been provided for your enjoyment. Please do not use bath towels for the beach. Remember to shake off excess sand before bringing beach towels back inside. Please make sure they are free of sand before placing them inside the washing machine.
- BEACH EQUIPMENT: Please rinse and return all equipment after each use.
- WASHER AND DRYER: In order to avoid unnecessary repairs, we ask that you please use care when washing your clothes. Never put sandy towels or shoes in the machines, as doing so could result in damage. Please make sure the lint trap is cleaned after each dry cycle. We kindly ask that you change your wet and/or sandy clothes before sitting on bedding or furniture. In order to avoid mildew, we ask that you would not place wet towels on furniture and bedding.
- MAID SERVICES: Two mandatory mid stay cleans per week are required with renting this home at an additional cost to the Guest. Payment is required at the time of booking.
- SPILLS: We know that spills on sofas, pillows, and linens are inevitable. If you or one of your guests spill something please clean it up immediately to avoid stains.
- YOUR SAFETY AND SECURITY: To ensure your safety, we ask you to please lock all doors and windows when you’re away, as well as before you go to sleep at night. Be sure to bring all personal belongings inside with you every night.
- NEIGHBORHOOD: We want everyone to enjoy the beauty and tranquility of the area. Please be thoughtful of the neighbors and refrain from playing loud music and making excessive noise between the hours of 8:00 PM and 8:00 AM.
- NO-PET POLICY: While we love our pets as much as we know you love yours, we ask that you would not bring them onto the premises, as they carry allergens and fleas. The cost to de-flea is expensive. It’s best for everyone if bringing pets into the home is avoided altogether.
- OCEAN: We care about your safety! Please remember that the ocean has a strong current and an unpredictable surf and current. Please check with lifeguards before entering the ocean. Swimming at night is especially dangerous and should not be done by anyone.
- PARKING: In order to show consideration to the neighbors, we ask that you park in assigned, designated parking areas. Additionally, we ask that you do not block driveways, sidewalks or mailboxes.
- PARTIES/EVENTS: This home is for residential vacation use only. Therefore, parties, receptions, luaus, events and gatherings of any kind are strictly prohibited.
- TROPICAL PESTS: This home is regularly treated for pests. In the tropics, however, they can’t always be eliminated. To help keep these unwanted visitors at bay, please keep food in air-tight containers, dispose of food scraps in Ziploc or tied plastic bags, and do not leave dirty dishes out for extended periods. Special care should also be taken to dispose of soiled diapers in airtight Ziplocs or bags. While most of the pests are harmless, you should always avoid contact with centipedes, which have can have a nasty sting.
