Located in the heart of an idyllic setting with breathtaking seaviews, this luxury villa offers serenity, privacy and peacefulness all around the property. Located in an ideal area, Villa Elaia is quite close from the cleanest beach of the island, Afandou beach, just 5 minutes driving away. One of the longest coasts on the island, Afandou beach is organized in some areas, while unspoiled and quite on other spots, satisfying every traveller's need and preference. It is pebbly in most of its length and showcases crystal-clear turquoise waters, which quickly deepen. Along this lovely beach, guests can enjoy meat & fish taverns, canteens, cafes' & beach bars, making it a perfect place for relaxing and enjoying a meal or a drink by the sunny coast. The villa is located within 2 minutes driving from Afandou village, where guests can enjoy all kinds of conveniences and needs such as big supermarkets, restaurants & taverns for greek traditional food or any other cuisine, bars and cafes', pharmacies, car rentals and any other facility they may need during their holidays. Guests can also find the golf course of the island in a close proximity. The villa is also close to the wonderful, well-known beach of Rhodes island, Tsampika Beach, only in a 15 minute drive. This beach stretches over 1 km, a wide stretch of soft, golden sand and shallow crystal-clear water, safe for swimming and snorkelling. For those who want to do some sightseeing during their holidays, close to the villa guest can also visit "7 Springs", a place of unique natural beauty offering visitors a unique opportunity to appreciate nature and the wild life of the island. Villa Elaia is located only 25 minutes away from Rhodes city and its Medieval Town. The attractive and charming scenery of Rhodes city, along with its architecture, makes it the ideal place for walking around and enjoying its beauty and originality. The airport of Rhodes is found at a driving distance of only 25 minutes.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- General Rules:
- - Number of Guests: All reservations and financial agreements are made for a specific number of guests. No more than the pre-agreed number of guests shall be permitted unless otherwise agreed in advance.
- - Quiet Hours: Quiet hours for Greece during the summer period are: 15.00-17.30 and 23.00-07.00. As a general rule, guests should not disturb, endanger or inconvenience neighbors during any time of the day or night.
- - Parties & Loud Music: Our guests are kindly requested to respect the neighborhood. Loud music & parties are not allowed.
- - Arrival & Departure
- Please respect the check-in and check-out times. Note: Late check-out may be possible, but it is subject to availability and there is a fixed rate of extra charges. Moreover, if guests do not check out on time, there is a fixed amount which will be charged.
- - Residential Use: Guests should comply with the laws that govern Greece during their stay at the villa. Most importantly, they are not allowed to bring illegal, flammable, explosive or poisonous substances and objects to the villa. The main purpose for renting the villa is for residential use only and they should not use the villa for any offensive and unlawful purposes.
- - Keys & Remote Controls: Charges will apply for the cost of replacement of mishandled or lost keys/remote controls.
- - Smoking Policy: Smoking is not allowed in the villa interior. However, guests who wish to smoke are free to do so on the terrace/balcony/garden/pool. Never leave cigarette buds on the ground or any exterior space.
- During your stay
- - Pets are not allowed.
- - We all think green, so before you leave the villa make sure you have turned off all the air conditioners and all the electrical appliances. When operating the air-conditioners do not leave windows and doors open to avoid power consumption and any air conditioning damage.
- During any possible bad weather, we kindly ask our guests to close all the windows, all the balcony doors & the sunshades. Windows and doors should be also closed when leaving the Villa.
- Damage/Loss/Injury:
- - Upon arrival, our guests are informed of the available appliances and amenities within the villa. It is essential that the guests contact the host about any irregularity or technical issues found upon check-in within a maximum period of 24 hours to intervene quickly. Any complaints that will be mentioned upon departure shall not be considered.
- - Guests are obliged to use the appliances according to the indications of the villa’s representative. Any damage or loss of objects and appliances should be immediately become known to the villa representative. Guests will be asked to pay for the value of damaged or missing goods and, for this reason, on arrival you will be pre-approved a sum of money as a guarantee (300€). The same amount of money will be refunded one week after your departure if all the rules of the house have been observed.
- - It is forbidden to deteriorate furniture, decoration or property itself & remove anything from this property at any time for any reason. This applies for all the areas of the Villa (indoor and outdoor).
- - Moreover, guests are expected to use all the provided amenities in such a way as to avoid injuries. The owner and the property representative are not responsible for any type of accident, injury, or illness which may occur while in the property.
- - The villa owners or their representatives are not responsible for loss of personal belongings or valuables. Guests are kindly requested to take care of their belongings & valuables left in the Villa.
- Proper Outdoor Operation:
- - Please use shower before entering the swimming pool, avoid bubble bath, shampoo or foam in the pool.
- - You shall only use the pool towels outdoors. In addition, we kindly ask you not to use the hand and bath towels from the house as pool towels.
- - Food, drinks and cigarettes are not allowed in the swimming pool.
- - Children should be under constant supervision of adults. In addition, you swim at your own risk due to the absence of lifeguard.
- - You are kindly requested to respect the decoration & nature of the property and avoid damaging the plant & grass. In case of using the BBQ keep the fire under constant supervision and control. Make sure the fire is extinguished when you leave the house and do not leave the fireplaces unattended.
- - Please do not leave rubbish outdoors, there is a risk of collecting insects or rodents.
- Before departure: It is desirable to leave the house in the state it was when you got there. You shall not remove any of the Villa belongings to keep them as a souvenir.
