Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- *** Upon Booking guest MUST provide your full name, number of guests, valid US Phone Number. This info is provided to the front security gate for your entry & access will NOT be permitted without these few details. Help us make your check in smooth! ***
- -We are pet friendly for up to two dogs/cats 35lbs and under. We MUST be notified if you're bringing a pet, as a $50 pet fee, prior authorization & detailed pet information is required. It is required that your pet is up to date on vaccines, crated when left unattended, house trained, not permitted on linens/furniture, leashed in common areas (including patios), & cleaned up after accordingly both indoors & outdoors. Guest will be responsible for damage from pet in unit.
- -This is a 1st floor condo, with no elevator access, stairway to enter only. We are not responsible for any noise from neighboring units.
- -We regret that we are unable to accommodate any early check in unless we have communicated otherwise the day of your arrival. Please review all messages sent prior to your stay, and travel accordingly to arrive anytime after 4pm (Central Standard Time).
- -Our home is professionally cleaned prior to your arrival & we attempt to catch every detail. If something needs attention upon check-in, please notify us ASAP so that we can properly address the issue. Please keep in mind that we are a small business that strives for the best, and that cleaning is done by fallible humans. Although we have a stellar cleaning crew, mistakes happen, and they are happy to remedy anything that was overlooked.
- -No additional guests permitted other than the number booked in stay.
- -We do not rent to student groups/under age 25 (with the exception of children under 18 with an adult/guardian) at any time. No entry or refunds will be permitted for a violation of this rule. Our HOA does not permit it at any time.
- -Please dust sand from chairs/umbrellas/toys before bringing them indoors or to the patio.
- -Checkout time is 10am and any guests or belongings on property after 10am will be subjected to an additional days and cleaning fee charge. Late checkout is not permitted.
- -No illegal activity is permitted. No smoking in condo or on balcony at any time, or a $250 charge will be enforced for odor removal.
- -Any excess trash should be taken to the dumpster located behind the unit.
- -Air conditioning should not be lower than 70 degrees. If ac issues are caused by guest freezing unit with temp found under 70 degrees, guest is responsible for repairs.
- -Trailer/RV/BoxTruck/Watercraft parking is not permitted at any time in our complex. Towing fees issued from the HOA do apply to any violation of this.
- -Any and all issues must be disclosed during your stay prior to checkout or you will be held liable for any issues/damages. Property manager must be notified and given the ability to resolve any and all issues during your stay, or guests accept full responsibility.
- -This property is AS IS and owners/managers are not held responsible for incidents, lack of amenities, or any other problems incurred. No refunds are issued for any reason whatsoever, and this is acknowledged by agreeing to these house rules.
- -Checkout recommendations are: Strip linens from beds that have been used upon checkout, take excess trash to the dumpster in the back of the complex, and start dishes in dishwasher with provided detergent.
- -We strongly recommend guests purchase rental/travel insurance for their own peace of mind during their trip. We do not offer any refunds for cancellation outside of our cancellation policy on our listing.
