Accommodating up to 8 guests, it features cozy bedrooms, modern bathrooms, and a spacious living/dining area. The fully-equipped kitchen and private deck with outdoor seating offer the perfect outdoor relaxation with a brand new 2024 heated pool and spa. Enjoy sun, surf and sand, as well as nearby shops, restaurants, and attractions. 5 Minutes to Sailfish Marina where you can take a water ferry to Peanut Island where you can swim, snorkel, and paddleboard in crystal clear lagoon-like waters! 20 Minutes to Palm Beach Airport, Brightline Train(takes you to FT. Lauderdale & Miami), and Outlet Mall, 30 to Palm Beach Zoo, 4 Minutes to Publix, 15 Minutes to Whole Foods, Trader Joe’s, and Costco! A quick car ride can also bring you down to West Palm Beach’s Rosemary Square! You get all the fun, but in a very private setting away from the traffic and congestion. The pool is heated to an above-industry standard of 85 degrees. Comfortable, yet refreshing. Please note- during rare cold snaps, the heater may not perfectly maintain temps. Please note that if the pool temperature gage has been increased to more than 85 degrees there will be a $50.00 additional charge per day. The pool heater works based on the outdoor air temperature. During colder weather or cold snaps, heating performance may be limited, and we’re unable to guarantee the pool will reach a specific temperature, such as 85°F. Pool and lawn maintenance are attended to weekly. You may see them on the property during your stay. We do weekly pool maintenance, but cannot control weather or debris. While we strive for cleanliness, we can’t guarantee a debris-free pool. Rest assured, we’re dedicated to keeping the pool in top condition. Unfortunate our neighborhood does not allow boat or trailer parking in the driveway or on the street - inquire about other options we can provide :) We have a security camera doorbell that detects and videos upon motion or sound. Upon booking, we may require a copy of the lead guest’s drivers license and we require a signed rental agreement. Please reach out if you would like to read the rental agreement prior to booking with us. The rental agreement must be signed within 48 hours of booking. All cancellations at anytime are subject to a credit card processing fee of 4%. We have a smart thermostat that regulates the temperature - it can be manually changed but note that our threshold is from 70-78F. We are pet friendly and just require a $100 pet fee. An additional charge of $25 per unauthorized extra guest, per night, will apply to any guests exceeding the booked occupancy. There is a maximum of 8 guests allowed over night and a maximum of 10 guests at any other time. A signed Rental Agreement is required for all reservations. This agreement outlines the house rules, occupancy guidelines, and important policies for your stay. If you have any questions or would like to review the Rental Agreement before booking, please feel free to request a copy—we’re happy to provide it. We provide a starter kit of basic supplies. For longer stays, guests will need to replenish these supplies as needed. Please note: Boat parking is not available on the property. NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules. PET DISCLOSURE & RESPONSIBILITY: Guests traveling with a dog must disclose the dog’s breed and age prior to arrival. Aggressive dogs are not permitted. Any damage caused by a dog is the sole responsibility of the guest. Guests accept full liability for their pet and agree to be fully responsible for any injuries or damages caused by their dog, including injuries to maintenance staff, contractors, or service providers visiting the property. All related medical costs or expenses shall be the guest’s responsibility. No Smoking of any Kind: Smoking of any kind will result is a $750 additional cleaning and Ozone fee. This includes, but is not limited to vaping, cigarettes, marijuana, or any other form of smoking. Florida is subject to hurricanes, tornadoes, tropical storms, water spouts, other high-wind events, and acts of God. BOOKINGS YET TO BEGIN They are RARE, but, if, at any time, our property is under a tropical storm/hurricane watch, where the National Weather Service (NWS) published hurricane “incidence cone” remains focused on our geographic region, with projections of a category strength of CAT 1, or more, forty-eight (48) hours prior to your booking, we will attempt to contact you to notify you that we are cancelling your booking. We HIGHLY recommend purchasing travel insurance in the event that a weather event happens and your stay cannot start or is interrupted as no refunds will be granted for impending or unfortunate weather. ACTIVE STAYS If you are staying with us when a Tropical Storm/Hurricane Watch is announced by the NWS, we will advise you to curtail your stay, and make arrangements to leave the area. If the storm, in the estimation of the NWS, has the potential to reach a level of Category 1, or greater, in our area, you agree to depart the premises, when requested by our staff, or the authorities. You are responsible for your own safety, and evacuation/transportation plans, in such a circumstance. We will offer you a pro-rata refund of your stay, for the remaining days in keeping with the OTA Extenuating Circumstances Policy. Weather-related communications outages may impact our ability to contact you. We will make every effort to connect with you, and resolve your reservation situation. This property is located in a tropical climate zone. It is possible, but not likely, to see snakes, lizards, exotic reptiles, vermin, iguanas, raccoons, ferile cats, alligators, non-native primates, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, roaches, etc. on the property. Per OTA’s listing requirements, we are, therefore, required to notify you that we have “dangerous animals” on the property. All stand-alone, homes, excluding those that are not in a condominium tower, save those in Greenland, Iceland, Ireland, and any part of any nation in the Arctic Circle, are required, by OTA, to notify you of the possibility that one might encounter both dangerous, and fear-provoking, non-threatening creatures. We have pest control services to deal with all of these creatures. If you come across any of them, please contact us via OTA’s Direct Message (DM) system, immediately. We will work to take timely action to deal with anything that you may discover, both inside your space, or outside, on our property. Many of these creatures are free-roaming. We do not have control of anything that occurs on neighboring, city, community, or HOA properties, and cannot be held liable for their maintenance of same. IMPORTANT FOR PARENTS: The property is family-friendly, but not completely child-proof. Parents who bring small children will be required to watch them at all times and assume liability. We love to give our guests their complete privacy, but we are only a few minutes away. We strive for a 5 Star Experience, so please let us know if there is anything missing in your stay! The property is conveniently situated within a five-minute walking distance from Riviera Beach Park, providing an opportunity for a delightful stroll on the while admiring the stunning blue water and palm trees. The vast beach boasts an abundance of sand, perfect for soaking up the sun’s rays, and a park pavilion equipped picnic tables, making it an excellent spot for preparing a waterfront lunch. Alternatively, you can dine at one of the many restaurants on the boardwalk. For those seeking water-based entertainment, Peanut Island is just a boat, kayak, or stand-up paddleboard rental away. The 80-acre park has a lot to offer, including 20 campsites, a walking trail, and the historic bomb shelter once used by President John F. Kennedy. With boaters playing music and relishing the perfect weather, the shoreline is an excellent place to go snorkeling and catch a glimpse of the colorful reef fish. Located a mere 15-minute drive from the property, Rapids Water Park is a fun-filled destination for individuals of all ages. The cozy living area has beachy coastal vibes, a large flat screen tv, and some extra ottomans for sitting. (NO LOCAL CHANNELS) MASTER BEDROOM: Features a king bed, classic Floridian style furniture, an ensuite bathroom with a shower, separate bath tub, and a TV.
