*As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.
*In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay.
*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWO people and no day visitors are allowed.
*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.
*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the home, we could issue a $500 fine.
*This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm.
*STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned.
*Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge.
*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.

Kangaroo Valley is located less than two hours drive from Sydney or Canberra and features rich green pastures, sparkling creeks and rivers along with the lush rainforest, all guarded by magnificent escarpments.
The variety of native flora and fauna, no traffic lights, a friendly community and a great range of outdoor activities make Kangaroo Valley the perfect place to visit, stay and play.
Pop down to the village for a great coffee and enjoy lunch or dinner at one of Kangaroo Valley’s world-class eateries.
Entire Villa
Stylishly furnished, Martha’s Villa is located within the Kangaroo Valley Golf and Country Resort, and is beautifully presented, with a luxurious queen size bed, and wall mounted TV.
The galley kitchen is self-catering, modern and well appointed and the tranquil open plan lounge room looks out to the large deck with its expansive ambient views.
Martha’s Villa has reverse air-conditioning for comfort in all climates.
The bathroom is stylish and new, with washing machine.
Chances are, you will come up close and personal with an assortment of wildlife, all on your door step. Lookout for the red and green king parrots, kangaroos, wombats and echidnas.
Swimming pool and Tennis courts are located on the resort available for your use, all in a tranquil setting. Only 5 minutes drive to the village and the great cafes and shops in the historic main street.
How to get to Martha’s Villa
From Sydney via Hume Highway
To get to Kangaroo Valley, take the Hume Highway out of Sydney. Take the Mittagong turn off and follow the signs through to Bowral and then through to Fitzroy Falls/Nowra and this will bring you into Kangaroo Valley. After crossing the Hampden Bridge take the second street to the right (this is Mount Scanzi Road). There is a large panel sign on this corner for Kangaroo Valley Golf and Country resort. Follow this road for 3-4 kilometers and you will see a large Play and Stay sign and you have found us.
From Sydney via Princes Highway
Follow Princes Highway through Sutherland on to Wollongong then continue along Princes Highway to Berry. At the end of the Berry residential area sign board on the right "Kangaroo Valley 19 kilometres" Follow into Kangaroo Valley turning right towards Moss Vale. Continue through Kangaroo Valley village and then first left is Mount Scanzi Road. There is a large panel sign on this corner for Kangaroo Valley Golf and Country resort. Follow this road for 3-4 kilometres and you will see a large Play and Stay sign and you have found us.
From Canberra
Head toward Sydney, continue to Hume Highway, pass Goulburn. Then turn right at the Illawarra Highway (Approx 40 mins after Goulburn) and continue approx. 18 minutes to Nowra Road. Turn right into Nowra Road and follow signs to Fitzroy Falls/Nowra and this will bring you into Kangaroo Valley. Once you reach the Golf Club, go diagonally through the car park and take a slight right, following that road until you reach a T intersection. At the T intersection turn left. Then head up the hill approximately 500m up the hill to find Cabin 30 on your left.
