Payment and Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House Rules

  • Property Rules and Regulations
  • By submitting payment you, the Tenant, are agreeing to adhere to the following terms consisting of rules and regulations for the Rental Property.
  • Community RULES & REGULATIONS posted throughout the property and community are also incorporated into this agreement set forth by JNN Property Management Inc. DBA Southern Utah Luxury.
  • Access: The access code will be set to the last 4 digits of the Tenant's cell phone number provided. Inside, a garage door opener and pool/clubhouse key fob will be available. Leave the key and opener on the kitchen counter upon leaving the house. If the pool/clubhouse key fob is lost, a $100 replacement fee will be charged. If the garage door opener is lost, a $30 replacement fee will be charged.
  • Cleanliness Standards: Our cleaning crew follows a strict cleaning regimen. We strive to use green cleaners as often as we can. Disinfectant spray is provided for Tenant use. We ask Tenants to spray down the property before they leave. Our cleaners clean thoroughly and sanitize light switches, handles, remotes, fabrics, and all surfaces. Air filters are replaced monthly. A staff member checks the property after departure and preps before new tenants arrive to double-check all work done by the cleaning crew. We expect Tenants to keep the property clean throughout their stay. If needed, Tenants may contact us for mid housekeeping assistance. Please complete all departure checklist items. Trash should be removed from all rooms and taken to dumpsters. Dishes should all be washed and put away or left running in the dishwasher. Please help our cleaning crew by regularly washing towels throughout your stay.
  • Stocking: Each property is stocked with the following items - Kitchen: 2 rolls of paper towels, sponge, dish soap, dish pods, trash bags, & hand soap. Bathrooms: Shampoo, conditioner, soaps, 3 rolls of toilet paper, & hand soap. Spices, tea, coffee, and other paper products are often left for tenant use but are not guaranteed.
  • Check-in/Out: Check-in time is 4:00 PM. Check-out time is 11:00 AM. If the Tenant would like an exception to these times, please text the property manager, Natasha. at 435-313-6657. If no one is staying the day before or after – she will likely approve a change.
  • Late Check-Out Fee: If the Tenant and/or anyone within their party is still on the premises after the check-out time. the Tenant will be charged an additional $25 every half an hour.
  • Maximum Occupancy: Occupancy is limited to 16 people unless prior arrangements have been made with the owner, or if it is a larger property that is intended to sleep more. Tenants will be responsible for all actions of members of their party or guests of the Tenant.
  • Accidents, Injuries, Illness, or Loss: This unit is privately owned – the owners are not responsible for any accidents, injuries, or illnesses that occur in or on the complex common grounds. The owners are not responsible for the loss of personal belongings or valuables to the Tenants. We will do our best to return items left in the unit. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
  • Property Damage: Keep the property and all the fixtures, furnishings, and enhancements in good order. Any missing items will be the responsibility of the Tenant. Damage will be paid for by the guest through Airbnb or if other arrangements are made. Please report any damages or issues found with the home within twelve hours of check-in. These issues can be reported to Natasha, the property manager, by texting 435-313-6657.
  • LockSmith Fee: If the Tenant at any time locks themselves out of the property and a locksmith is needed to let them back in, they will be responsible for paying for that expense.
  • Pets: NO ANIMALS OF ANY KIND, INCLUDING ASSISTANCE ANIMALS. We wish to accommodate everyone, but the owner is allergic to all animals and is on medication. $500 fine if this strict rule is not adhered to.
  • Smoking: Smoking is NOT allowed. There is a $500.00 fine for smoking in or around the premises of the property and the community (if applicable).
  • Parking: Tenants are to use the garage to park their vehicles in, then use the community spaces around the property if needed.
  • Per the Coral Ridge Amenity Rules & Regulations: “Swimmers who are not toilet-trained or who are incontinent MUST wear swim diapers. Any clean-up needed due to defecation in or around the pool area by any person may result in a fine or assessment of clean-up expenses incurred by the Association.”
  • Vehicles: If any vehicles the Tenant brings to the property leak anything, such as, but not limited to, oil and transmission fluid, and it is larger than 3 inches across, the Tenant will be charged a $75 fee.
  • Payment Terms: This home is listed on several sites. For VRBO and direct bookings, we require 50% upfront and the other 50% 30 days prior to check-in. Credit cards are processed in the USA. By making a payment, the Tenant agrees to abide by the rules in this agreement. For AIRBNB, 100% is required upfront.
  • Eviction: The owner reserves the right to evict a Tenant if the terms of this agreement are not adhered to.
  • Noise: Please respect other Tenants in other units by keeping noise levels down – particularly after 10:00 P.M.
  • BBQ Grill: Please make sure the gas grill is turned off after use (turn off the gas). Please scrape and clean the grill, and cover the grill after it has cooled. If you are staying in a property in Hurricane, UT please note that charcoal grills are NOT allowed on the premises; do not bring or use your own.
  • Trash Containers: In Washington, UT, the garbage day is Friday. Please pull the garbage can to the front of the house on Thursday nights. Trash containers are to be kept in the garage, or in the front yard, behind the gated entry, except on trash day. Trash containers are to be set out no earlier than 5:00 PM the night before pickup day and returned to their storage place once they have been emptied.
  • Porches/Walks/Yards: Toys, non-patio furniture, trash, and other objects are NOT to be kept or stored in front of your home. Keep porches, walks, and yards clean and free from unsightly and/or unnatural objects.
  • Clogs: The property is stocked with a plunger in each bathroom. If the Tenant needs assistance with a bathroom or kitchen clog, JNN customer service will send out immediate assistance to unclog for a $25 fee.
  • Problems and Complaints: If the property in question is occupied by Tenants, please contact JNN Property Management at 435-313-6657 for 24/7 customer service.
