It is the perfect home away from home for a corporate traveler or traveling nurse, as it is just steps away from MUSC. This property has a 2 in 1 washer/ dryer in the unit. The kitchen is updated with granite countertops and stainless-steel appliances and has everything you need to make a meal for yourself and your guests.
Both bedrooms have smart TVs and queen beds in them. The first bedroom upon entering is the master bedroom with an ensuite bathroom with a shower-bathtub combination. The second bedroom is at the rear of the apartment and utilizes the hall bathroom that has a shower. The open-concept kitchen and living room allow you to enjoy the company of your guest while you make you meals as well as watch the large smart tv in the living room....

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules
- All guests will receive a rental agreement at the time of booking. The rental agreement will state the following:
- If we do not receive this completed document within 48 hours of your booking date and time, we will cancel your reservation and refund your money.
- Thank you for making your initial payment. A temporary Folio has been created. Once we receive and approve this completed document, your reservation will be established.
- Please review and confirm your agreement with the following information by placing your initials on the line at the end of each statement and returning it to us via email. If you do not agree with any part of this document or find any errors, please call our office immediately. We are holding the property for your use at the exclusion of all other guests. You have 48 hours from booking to cancel this reservation with no penalty. All reservations must be paid in full at least 30 days prior to the check-in date. The following will be the only people in the property. Please list the information for ALL guests Including Yourself: Any guest over the age of 1 counts towards guest capacity. All guests must be at least 25 years of age at the time the stay begins or accompanied by an approved parent or guardian. IDs may be requested for any guest. Name(s) and Age(s) Must be listed! There is a non-refundable fee of $25 per day, per pet. By adding a pet to this agreement, you agree that you are responsible for all damage caused by your pet. No pets over 100 lbs. will be allowed in any property. You are responsible for your pet's behavior at all times and agree to keep pets off the furniture and bedding. Properties with pets that shed excessively or that are allowed on furniture may require additional cleaning and therefore additional cleaning fees can be charged. Any pet in a non-pet-friendly home or undeclared pets found in a pet-friendly home will result in immediate termination of your occupancy without a refund. Travel insurance is offered through Property Manager and sold by Red Sky Travel Insurance. The cost of Red Sky Travel Insurance is 6.9% of the total stay amount. Cancellations: You have 48 hours from booking to cancel your reservation with NO penalty. After 48 hours the following policy is strictly enforced: Notice of cancellation must be in writing. Cancellations received more than 60 days prior to arrival will receive a refund. Refunds are not given outside of the cancellation window of 60 days or more. Refunds are not given for inclement weather, road or airport closings, late arrivals, or early departures. Changing a reservation in any way, such as dates or property, is considered a cancellation and the same terms apply. Hurricane Policy: If a mandatory evacuation of the island is ordered by a Governmental Agency, refunds, minus the 7% cancellation fee, will be prorated based on the nights of your stay covered by the order. Only the nights specifically covered by the mandatory evacuation are eligible for a refund. If a hurricane occurs prior to your arrival, and we are unable to provide you with accommodations, refunds will be issued to the reservation holder. Smoking: Smoking inside any property is strictly prohibited. This includes vaping and all other forms of inhaling substances. Some properties prohibit smoking anywhere on the premises, including on the deck. If evidence of smoking in a property is found I agree to pay Property Manager or their selected contractor to remove/repair any damage because of smoking. Accidental Damage Waiver: This waiver does not cover intentional acts that cause damage or any deliberate violation of the stated Property Manager policy. The damage waiver covers up to $1,500 of damage per stay. All damage must be reported to our office prior to your departure to be covered under the accidental damage waiver. Property Manager will assess the nature of the damage and respond accordingly. If damage is not reported, this waiver is void. The accidental damage waiver is non-refundable. I agree to pay Property Manager, or their contractors, to repair any excess damage not covered by the accidental damage waiver. Linens & Towels: We provide bed and bath linens including 1 sheet set per bed, 1 towel set (bath towel, hand towel, and washcloth) per person listed on the agreement, and 1 dishcloth. We take pride in providing high-quality linens. We ask you to do your best to prevent staining linens with makeup, doggy paw prints, etc. MOST properties have a washer and dryer for your use and we supply washing machine pods for you. Check-In Procedure: Check-in begins at 4:00 PM on the day of your arrival. If you intend to arrive early we recommend requesting Expedited Cleaning. An Expedited Cleaning will accrue a fee so please let our office know if you'd like this added to your reservation. Because most of our units utilize Wi-Fi locks, there are no keys and no need to physically check in at our office. If your property has a hard key instructions will be sent on the day your arrival just prior to check in. Check-Out Procedure: Check-out is at 10:00 AM on the day of your departure. Please vacate the home and all parking spaces by 10:00 AM to allow us time to prepare the home for the next arrival. If you are interested in a later checkout, please contact our office to see if a late expedited cleaning is available for a fee. Prior to departing the rental, please load and start the dishwasher (if available); remove all food items and trash and place it in the exterior trash containers. I understand that failure to depart on time, return all furniture to its original place and/or follow check out procedures will result in a charge which I agree to pay. If applicable, I agree to return any access gate card, gate fob, and/or pool key; if I fail to do so, I understand it will result in a charge of $50 for each item not returned. Furnishing and Amenities: All homes are privately owned and reflect the individual owner's personal taste. All homes are equipped with basic items such as TV, bedspreads, pillows, mattress pads, cookware, flatware, microwave, toaster, blender, and coffee maker. We endeavor to have all items in the unit in working order. If an item is not in working order, please notify us immediately and we will make every effort to have it repaired quickly. Items malfunctioning are not grounds to void our rental agreement. Guests are provided with an amenity starter kit that includes a kitchen trash bag, a roll of paper towels, dishwashing powder, liquid dish detergent, a fresh kitchen sponge, toilet tissue, and soap for the bathrooms. It's possible that you may need to purchase more of these supplies depending on the size of your group and length of stay. Some homes come equipped with an outdoor grill. Guests are responsible for the fuel and cleaning the grill. GRILLING IN ANY CONDO COMPLEXES IS PROHIBITED. If there is dock access at the rental, all guests agree that when using the walkway leading to the dock, the floating dock, and the creek for swimming, etc., they are doing this at "Their Own Risk". Pools: The renter agrees that the presence of the pool and/or hot tub (collectively referred to as pool) at the property creates a risk of personal injury or property damage. This risk is heightened as it relates to children. Renter agrees to accept that risk and agrees to take all reasonable and proper measures to ensure the safety of the renter, its invitees, guests, agents, or licensees from injury or loss. Glass is prohibited around the pool area. Parking: If you park on the street anywhere on island your vehicle must face the flow of traffic and all four tires must be off the pavement. Parking is not allowed in undesignated areas on our properties. Electronic Funds Payment Policy and Collections: I have offered, and Property Manager has accepted my credit/debit card or electronic check as payment. I am aware that my card on file will be automatic processed to collect the second payment (if due) will be processed according to the payment schedule. If for any reason the charge is declined, rescinded, or otherwise not funded, I agree to make full payment to Property Manager in US funds within 2 business days. In the event funds are due after my stay, I agree to pay those funds within 24 hours of demand in US funds. I agree all legal or civil issues must be resolved by a court of competent jurisdiction in Charleston County South Carolina. I further understand that if Property Manager, Inc must file to collect this debt, I may be required to pay all legal and filing fees as well as interest in the amount of 2% per month. Disclosures: Property Manager Inc. is the agent of, and represents exclusively, the owners of the rental property listed. Every effort has been made for the accuracy in our printed or visual materials; however, Property Manager is not responsible for errors or omissions. Rates, property descriptions, amenities, beach conditions, and rental conditions are subject to change without notice. Property Management may require access during your stay, but you will have 24 hours' notice. Emergency access (without notice) may be required in certain situations. The City of Folly Beach is a residential community and we request that quiet hours be observed. Unless otherwise noted in the property description, the quiet hours for the properties are from 10:00pm-8:00am. In effort to prevent over capacity issues or noise complaints, some owners may have noise monitoring devices installed. These devices are from Noiseaware and do not record any sounds, they simply measure decibels.
