Payment & Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House rules

  • - I am committed to giving the best experience to the guests during their stay. However, I would like to explain the important things beforehand for creating a respectful environment. This is a HOME accommodation, so please expect this to be like a normal HOME rather than a HOTEL.
  • Please READ before you made a booking.
  • - Early check-in and late check-out are subject to availability with a fee, free feel to ask us for this additional request
  • - To ensure that our guests have a mutual understanding and a smooth stay if your account is new with no review, we may ask you to provide some social media to match with your booking details for verification purposes. ID may be asked after the booking is confirmed.
  • - Upon booking, you are deemed to agree with the building rule, Airbnb policy, house rules, and check-in and out methods, you agree that we can remove your reviews if they are not followed.
  • -Please NOTE that if you need to use the building amenities, you will need to FILL OUT AND COMPLETE THE ONLINE INDUCTION PROCESS (72 hours booked in advance) which consists of 19 pages mandated by the building manager. The link will be sent to you prior to your arrival.
  • - In order to access the gym, the guest needs to fill out a waiver, link will be sent prior to your arrival.
  • -Please also note that guests will be asked to follow the induction and building management instructions; guests are solely responsible and liable if any fine occurs for misbehaviors.
  • -Please note that the cleaning fee consists of a 10% tax, 10% amenities fee, 30% linens, delivery fee, and 50% housekeeping fee. The cleaning fee is only refundable if you are unable to or don't stay. Once you stayed, it will not be refunded regardless of the reasons. If you made the booking, it's considered that you read and agree with this house's rules and terms.
  • - Upon booking, guests accept our check-in method and agree that they may need to go to a location for collecting the keys with ID, which is less than 5 minute's walk
  • - For check out, If you are using the CAR SPACE, you'll need to bring the keys with you to get out of the garage and return the keys in the apartment.
  • - NO SMOKING. Guest will be charged the FULL security deposit in the event of any smoking in premise including back yard and balcony, regardless of any damages. Guests are responsible to the extra fines if fire alarm activates and fire truck visits. No smoking in stairwells, lifts, foyers, or vehicle parking spaces or any parts of the common property. Failure to comply may result in a penalty fee by the building management.
  • - NO PARTIES or extra guests. Guest will be charged the full security deposit in the event of any parties or extra guests, regardless of any damages. Guests are responsible to the fines if neighbour complains (NSW 2 Strike policy)
  • - Strict quiet hours past 10PM.
  • - No dropping of cigarette butts from the balcony
  • - Please provide the correct GUEST NUMBER, including kids, as double charge apply for non-disclosed additional guests.
  • Please keep the Master Key and door key safe. One set of KEYS replacement FEE is $300.
  • - Please follow the HOUSE MANUAL for check in and check out process.
  • - If you plan to COOK, please be warned that the fire alarm is rather sensitive, so please be sure to open the windows and switch on the RANGEHOOD while cooking, because if it goes off, you'll be liable for the costs of the fire truck's visit.
  • - If guests FORGET their KEYS or locked out. We may contact locksmiths to open the door and the costs are paid by the guests at the spot. If we are available and open the door instead, the charge is AUD$30 dollars. After 5pm AUD$100 dollars.
  • - We love our property and home, and we work very hard to provide you a clean place to stay and towels to use. we expect that the place is RETURNED in a reasonably NEAT and CLEAN condition.
  • - Please do not wear shoes from outside if you could.
  • - Please remember that our property is located in a tropical country and therefore some small insects such as mosquitoes and cockroaches are present in the area. We love the warmth of summer and so do these bugs. Be careful with leaving food behind and/or with leaving windows and doors open at night as these critters will find their way in. We do our utmost best to prevent this, but please do not be alarmed if one is sighted and simply inform us and we will make sure we do our best to help you
  • MAINTENANCE - We have rights to conduct maintenance and also will do it within a reasonable time
  • Guest property & belongings - are responsibility of guests and we are not responsible and liable for lost/forgotten items.
  • COMMON AREAS - We have no control over common areas maintenance and repair as they are done by building management. We are not responsible to give you refunds if this happens during your stay and you feel inconvenient.
  • ----------Other Things to Note----------
  • Please refer to the house manual about the Fire Rescue Victoria Call out fee.
  • Please note that Fire Rescue Victoria (FRV) charge a call out fee each time they respond to a false fire alarm. In instances where the fire alarm was activated by a resident or guest, the cost of the call-out (potentially up to $6,000) is on-charged to that Lot.
  • To help avoid unnecessary and very expensive Fire Brigade FRV call out fees, property damage, and inconvenience to others, we ask residents avoid any activities that would produce excessive smoke, heat, and dust, or excessive use of air fresheners, sprays, and any other form of steam or fumes that may trigger the fire alarm.

  • Conditions of Use for Amenity Rooms / Kitchen and Outdoor BBQ / Pool & Spa / Podium
  • Common Area House Rules
  • • Residents and guests must not make any excessive noise or offensive behaviour that interferes or is likely to interfere with the peaceful enjoyment of other residents including those using the Common Property, the amenities, or lots.
  • • Such behaviour may result in bans and/or restriction’s being imposed on the user by the Owners Corporation.
  • Housekeeping rules
  • • Cleaning of the amenity areas, and any outdoor areas must be cleaned and tided
  • • The costs incurred by the Owners Corporation to clean or repair any damages caused by guests during the booking, will be charged to the guests.
  • • The BBQ, the equipment and all surrounding areas must be left clean and all rubbish removed.
  • • No smoking or vaping on the common property or Amenity rooms, inside or outside of any buildings including the pool and spa zones.
  • Rubbish / Recycling
  • • All rubbish must be taken away and disposed of accordingly.
  • • Recycling is to be taken to the recycling stations on the basement car park level near the Building Management Office.
  • Damages and / or Cleaning Costs
  • • Costs for any cleaning or damage repairs / replacement of equipment to the Amenity rooms will be invoiced directly to the relevant guest who made the booking.
  • Pool, Spa, and Outdoor Podium Areas
  • • No food or alcoholic beverages to be consumed in or around the pool or spa areas, no glass, no boom boxes, no amplified music, no pets, and or vapes are permitted in the pool, spa, and podium areas.
  • • No alcoholic beverages to be consumed in the BBQ areas located in the podium area.
  • • The Podium (level 2) closes strictly at 10pm Monday to Sunday
  • All guests must agree before making the booking and will follow the building rules and take full responsibility for the use of amenities.
