Things To Know
Payment and Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- • *FIRE SAFETY* - The foothills are a fragile area with high wildfire risk. For safety reasons and in adherence to strict fire restrictions - No smoking inside or outside, outdoor fires are prohibited to prevent the risk of wildfires and protect our natural landscapes.
- • *No smoking - $1000 fine* - Smoking is prohibited on the property, either indoors or outdoors. (Vaping is permitted outdoors.)
- • The use of firearms is prohibited.
- • There are bears and other wildlife in the area - Please close the door and lock your vehicle at all times!; Children need to be closely supervised at all times outdoors.
- • The speed limit is 15 miles per hour once you enter the green gate at the neighborhood entrance.
- • Driveway parking is available for up to 3 vehicles.
- • A maximum of 6 guests are permitted for overnight stays.
- • ***Plumbing/Septic - This home runs on a septic system, and the plumbing is very sensitive. Please do not flush wipes (of any kind, even if the packaging says they are flushable), hygiene products, paper towels, facial tissues, or anything else not meant for the toilet. Please reach out to us with any questions, and thank you in advance for your cooperation!***
- • Please use care when operating the electric blinds.
- • Guests must be comfortable with stairs. This property has 2 levels, and there are stairs required to reach all of the bedrooms.
- • The following are not available for guest use: 2 gas fireplaces, garbage disposal, cantilever umbrella, built-in microwave and steam oven
- • The propane gas grill on site is NOT an advertised amenity - adequate gas level in propane tanks is NOT guaranteed. Should you desire to use the grill, you may, but only under the condition that you acknowledge you are responsible for covering costs should you need a new propane tank or other supplies.
- • There is a $200 fee for any lost or damaged remotes.
- • Quiet hours 10pm-8am and are strictly enforced
- • *No pets; events, parties, or large gatherings - $1000 fine*
- • If you cause any damage to the home, inside or out, you will be charged for the repair and/or replacement costs.
- • Check-out time is 10 AM. Unfortunately, we cannot accommodate late check-out times. Fines will be incurred for violation.
- • Surveillance or recording devices on property: Cameras and Noiseaware - There is one motion-activated camera outside above the front door. This property is equipped with NoiseAware, a privacy-safe decibel monitor that does not record conversations.
- *There is no mailbox access at this property. We are not responsible for any lost or returned packages.
- *Please be aware that we are not liable for any personal items left behind after your stay.* Should you believe you left any personal belongings at the property, we will do our best to recover them. However, the guest will be responsible for paying a $40 recovery charge and shipping costs for any items that need to be returned by mail. Prices may vary for large items.*
