Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House rules
- • Electricity Charges: Electricity is charged based on consumption at a rate of 7THB per kWh.
- • Group Restrictions: No all-male groups allowed. No groups of teenagers or young adults without multiple positive reviews.
- • Overnight Guests: No visiting guests are allowed to stay overnight.
- • Booking Policy: We accept direct customers only; no agent or third-party bookings will be accepted. The main booker must be one of the staying guests.
- • Cleaning Schedule: Cleaning and linen changes are provided every 7 days. Extra daily cleaning can be arranged upon request for an additional fee.
- • Smoking Policy: There is a strict NO smoking policy inside the villa. Smoking is permitted only in designated outdoor areas.
- • Security Deposit: A refundable security deposit of xxx xx (or equivalent in other currency) will be required upon arrival.
- • Pool Maintenance: The pool is serviced twice a week to ensure cleanliness and safety.
