This villa is located within a private community in ALDEA ZAMA, one of the most exclusive areas in Tulum (right in between downtown and the hotel zone) Here you will find coffee shops, restaurants, and convenience stores within walking distance. Tulum center is around 10 minutes of driving, where you can find many restaurants of all kinds, bars, convenience stores, souvenir places, and nice local experiences waiting for you. Tulum Beaches and Hotel Zone is around 15-20 minutes of driving depending on where you go and the traffic. Here you can also find top-notch restaurants, more souvenir spots, amazing beach clubs, bars, shops, cenotes, and many more things waiting for you to experience with the Jungle-Beach vibes.

Things To Know
Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.

- This is the Property Manager México house rules manual. Failure to respect the following points may result in penalties such as the loss of the deposit and/or cancellation of the reservation without the right to a refund.
- SAFE BOX AND ACCESS POINTS
- Safety boxes are provided on the premises for guests to store valuable items such as documents, passports, cash, and jewelry. It's recommended to use these boxes and ensure all access points are locked when leaving the villa. During check-in, guests can set up their PIN for the safety boxes to maintain exclusive access. A fine of USD 50 may apply if doors are left open when guests are not present or sleeping. Neither the company, property, nor staff will be liable for any lost valuables. Guests are responsible for shipping costs if lost items are found. Replacement keys are available for USD 40. Please notify the host promptly if any keys are lost or misplaced.
- CHECK-IN AND CHECK-OUT TIME
- Check-in is at 4:00 pm. Please inform us of your arrival time in advance for a smooth check-in process. Early check-in requests must be approved by our concierge team and may have an additional fee, subject to availability. If early check-in isn't available, you can leave your luggage with our concierge team, but we don't take responsibility for items left before 4 pm.
- Check-out is at 11:00 am. Let us know your departure time in advance for a hassle-free check-out. Late check-out requests are subject to availability and must be approved by our concierge team, with a potential additional fee.
- CLEANING AND MAINTENANCE
- Guests must allow scheduled maintenance and cleaning staff access. Staff will wear company uniforms, and guests should only be granted access to uniformed personnel. Courtesy cleanings include general cleaning of the kitchen, bathrooms, bedrooms, and common areas. Bed linens and towels are changed every third day. Towels are for villa use only and should not be taken elsewhere. Missing towels at checkout will be charged. Stains from dye, bronzer, or other products may incur extra charges. Avoid sitting or lying on furniture with sunscreen, oils, bronzer, or makeup. Using bath towels to remove these products may stain fabrics and result in replacement charges for damage.
- BATHROOMS
- Septic tanks in Tulum and some parts of the Riviera Maya cannot handle constant paper build-up. To avoid any issues, please refrain from flushing toilet paper or any other hygiene product. Dispose of it in the provided trash can. Failure to comply may incur a USD 50 fee for plumbing services. If the issue arises outside normal hours, it will be addressed the next day.
- APPLIANCES AND FURNITURE DAMAGE
- Guests are required to report any damage found or caused during their stay. Failure to report damage may result in fees for repair or replacement. Each guest is responsible for their behavior and any damage to the villa. Owners and staff hold no liability for injuries or harm from the villa or pool's use.
- NO PARTIES/NOISEPOLICY
- Parties are strictly prohibited on the premises. Small gatherings require prior approval from our concierge team. Excessive noise is not permitted after 11:00 pm. Guests must maintain a respectful demeanor towards neighbors, our vendors, and staff. Violations will result in a USD 500 fine, intervention by local authorities, and potential eviction from the property if noise disturbances persist.
- PROHIBITION OF FLAMMABLE ITEMS
- For the safety of all occupants and the preservation of the property, it is imperative to observe the prohibition of all flammable items. This includes but is not limited to candles, fireworks, and any other decorative materials that are combustible. Failure to comply with this directive and subsequently causing damage to the premises will necessitate responsibility for covering the incurred damages.
- SMOKING
- Smoking inside the villa is strictly prohibited. Guests caught smoking will be fined USD 500 for cleaning and deodorizing. Ashtrays are provided outside for smoking. Damage caused by cigarette burns will incur additional charges. Please ensure glass sliding doors are closed while smoking to prevent smoke from entering the villa.
- POOL RULES
- Diving into or running near the pool area is strictly prohibited for safety reasons. Children under 12 must be supervised by an adult while using the pool. Refrain from using the pool while intoxicated. The property is not liable for injuries sustained while using the pool. There's no lifeguard on duty; guests swim at their own risk. Please shower before entering the pool to maintain cleanliness and avoid throwing litter in the pool area to prevent pipe and drainage issues.
- PETS
- No animals are permitted on the property. Guests with pets will be asked to leave immediately and may face additional fees. Exceptions are made for service animals, but guests must inform us before booking and provide documentation. This policy ensures villa cleanliness and hygiene. Guests are responsible for any damages caused by pets, leading to potential extra charges.
- CHILDREN
- Families with children are welcome, but guests are fully responsible for their safety and any property damage caused by minors. We ask all guests to be respectful of neighbors and avoid causing any inconvenience to them.
- ENERGY CONSUMPTION
- Guests are responsible for managing their energy usage at the villa. Please switch off lights, air conditioners, fans, and electronic devices when not in use. To minimize energy consumption and carbon footprint, air conditioning should not be left on when guests are away from the house.
- DECORATION
- Our decoration services include setup, materials, and cleaning. Staff will ensure decorations are placed safely to prevent damage. Bringing your own decorations incurs a $25-$30 USD charge for extra cleaning time, plus additional fees for any resulting damage to the house.
- ILLEGAL ITEMS
- Please respect our policies and adhere to Mexican laws during your stay. Possession and use of drugs and firearms are illegal in Mexico. Non-compliance may result in immediate eviction from the property without a refund.
- UNEXPECTED EVENTS
- Please be aware that Tulum is a developing town and occasional electricity blackouts may occur. While we strive to resolve issues promptly, some situations may be beyond our control. In the event of severe weather or catastrophic occurrences, the company reserves the right to access the property without notice to prepare or mitigate damages. We may also request guests to vacate the property for safety reasons or to protect the house. The company is not liable for power, water, or Wi-Fi outages caused by service provider issues, severe weather, or maintenance beyond our control.
