The location is surrounded by an abundance of un-crowded hiking & biking trails, just down the road from Red Rock State Park, and away from the busyness of the town - But here is the best part.. It is only a 3 mile, scenic drive from town. It doesn’t get much better than that. These properties (main house and guest house) are quite the Sedona adventure for anyone lucky enough to experience it. Inside you’ll find simple elegance with excellent flow. Tons of natural lighting, spacious gathering areas, comfortable accommodations, all compliment the unique design features through this work of art. Most impressive is the outdoor space. A negative edge heated* pool with valley-wide views, spacious private decks where you can roll out your bed and sleep under the stars, a large grass area perfect for group events, and a wood burning firepit that is sure to be the highlight of your trip. Take this opportunity to enjoy Sedona’s peace and tranquility only offered in a location such as this - The Sedona Cliff House. ‍ ----- Pool Heating* ‍There is an additional fee of $175 per night to heat up the swimming pool with a three night minimum. *Please be aware due to the high vaulted ceilings in the guest house, the guest house living room & game room area will tend to be colder in the winter, and warmer in the summer as the AC/Heater is not as efficient in these larger areas. *Fire restrictions may be in effect depending on Sedona’s weather conditions at the time of your stay. Fire wood is purchased by guest, we do not supply fire wood.* *Please note that this is an ideal space for families and friends that are looking for a quiet, serene, stay amongst the beauty of Sedona. This is not a fit for groups looking for late nights and high energy. This is a quaint neighborhood so we stress no parties or events.* House Rules: -No professional photo/video shoots unless approved. -Occupancy is limited to the max amount of guests shown in the listing. -A signed rental agreement is REQUIRED to book this home.‍ -No loud noise after 9pm. Violation of this rule will result in loss of security deposit and removal from the home without refund. -Must be at least 30 years old to book. -Do not tape anything to the walls and/or ceilings. -Guests will be charge for any and all damage in the home resulting from their stay. -Any items left behind can be sent back for a handling fee of $25 plus the cost to ship and must be prepared before the item will be sent.‍ Cancellation Policy: Reservations can be cancelled for a full refund within 72 hours of booking. After that, reservations can be cancelled up until 7 days prior to check in for a 50% refund. No refunds are given within 7 days of check in date. If you wish to change dates or reduce your length of stay, you must do so within 72 hours from booking. After 72 hours, you may not reschedule your reservation dates. Removing nights after 72 hours will fall under our standard cancellation policy. You will receive a 50% refund of the night(s) removed up until 7 days prior to check in.
