Villa Neptaria is painted in earthy pigments, the villa manages to function complementary to the harsh landscape of the rocks that surround it in the back. Special emphasis has been put on architectural blend with the rugged landscape of the cape through the use of stone, iron and wood, thus achieving a harmonious architectural effect. Road access to the villa is secured through an 800 meters dirt road that is connected to the main road leading to Livadia, while the 60 meters of distance from the beach can be covered on foot through a path that leads to the beach exactly beneath the villa.
The main villa is painted in ochre yellow (inside) and includes a comfortable living room for 8 people with two sofas. Its minimal design is stressed by two large patio doors, 5 metres wide, securing a magnificent view of the pool that seems to bring the sea and the bay’s lacey beaches a little closer.

Payment & Cancellation - 90 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 90 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 90 days before arrival: Guests pay 50% at time of reservation (non-refundable), the remaining 50% will be charged 90 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 90 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 90 days before arrival: initial 50% payment is forfeited; the remaining 50% will not be charged.
- For guests paying with points more than 90 days before arrival: 50% of points taken are forfeited; the remaining 50% will be refunded within 5-10 business days.
