As its name suggests, ’Balcón de Property Manager’ is located high up in Jávea, near the Montgó mountain, offering guests spectacular panoramic views of the Jávea coastline and the undulating countryside.
Accommodating up to eight guests, the villa has a modern Mediterranean style with whitewashed walls, minimalist interior design, and an abundance of natural light. The main entrance (on the first floor) welcomes guests with an impressive aerial view of the living room from a mezzanine level with a railing. On the same floor are three of the villa’s bedrooms, each with its own elegant en-suite bathroom, built-in wardrobes, and direct access to the first-floor balcony with views from sea to sky.
Going down the stairs to the ground floor, the central hall is an impressive space, full of light with wide panoramic views of the outdoor terraces and beyond. To the right, a smaller ’cosy’ room houses the television and board games, and to the right of this, a corridor leads to a toilet and the fourth bedroom with its own en-suite bathroom and view of the small but very impressive inner courtyard.
On the other side of the central hall, the open-plan kitchen is elegant, spacious and equipped with all the high-end facilities that would be expected to be found within a villa of this calibre. Outside, the gas barbecue and the large ’al fresco’ dining table are the perfect combination for wine pairing evenings and dinners at the villa with family and friends.
Saving the best for last! A partially covered terrace runs the entire width of the house, offering a covered sofa area and spectacular views of Jávea. Below this level, the large pool seems to extend to the horizon, inviting long and relaxed days under the sun.
With air conditioning and underfloor heating, fibre internet, international TV channels and a Bluetooth sound system, you don’t have to move an inch... if you don’t want to!

Good to know! The pool can be heated and is available as an optional extra during the coldest months. Please note that we require at least one week’s notice before arrival if pool heating is needed, otherwise the optimal temperature may not be reached in time for your arrival.
**Important Information**
1) Age Policy: Groups under 25 are not allowed (except families or young guests accompanied by adults staying in the property). Non-compliant bookings may be refused check-in without refund.
2) Winter Long Stays (1 Nov – 31 Mar): Stays of 31+ nights receive a special discount but utilities (electricity, water, gas) and weekly linen changes are not included. A €500 utilities prepayment is required; extra usage will be charged and unused amounts refunded.
3) Stays over 10 days: Spanish law requires signing a Non-Habitual / Temporary Housing Rental Contract
