A bus stop, situated a mere 150 meters from the villa, provides easy access to Lake Garda’s key destinations. Cities famed in the vicinity like Bardolino, Lazise, Sirmione, and Verona are within a 30-50 minute drive.
The sprawling garden is a paradise for youngsters, offering ample space for outdoor fun. Attractions such as Gardaland, Caneva World, and Movie Land are a short drive away, under 35 minutes.

The interior is tastefully furnished for elegance and comfort.
Within, you’ll find 2 double bedrooms, 2 windowed bathrooms - one fitted with a jacuzzi, sink, toilet, and bidet, the other with a shower setup - a separate kitchen, a generously sized living area boasting lake views, and not one but 2 balconies overlooking the lake, enhancing the charm of the garden and pool area. Access is exclusive to the upper level, as the lower serves as storage.
The kitchen is fully outfitted for a Lake Garda stay, including a dishwasher, laundry machine, cooker, coffee machine, oven, and all necessary kitchenware, with direct terrace access for alfresco dining.
A notable feature is the spacious private garden with a pool and lake vistas, perfect for soaking up the sunshine.
The villa spans two levels, with only the upper floor accessible to guests. Entry is from the parking level, though descending stairs are needed to access the pool area.
Amenities such as Wi-Fi, air conditioning, bed linens, and towels are provided at no additional cost.
Not all homes allow pets. To avoid misunderstandings, we ask you to inform us via a separate email if you intend to bring them with you. In homes where animals are allowed, a supplement of €15.00 / animal / night is required. A crib, high chair, and bed guard are available for a fee and can be booked in advance.
Check-in after 7:00 PM is possible only after prior communication by 6:00 PM on the day of arrival and upon presenting the required documents and payment of the tourist tax + extras with a credit card at check-in.
Heating is active from October to April (during this period, heating is not activated if the outside temperature exceeds 15°C or if the inside temperature reaches or exceeds 21°C).
Air conditioning is active from June to September (during this period, air conditioning is not activated if the outside temperature falls below 25°C or if the inside temperature reaches or falls below 23°C).
Charging electric vehicles or other storage devices is not allowed unless otherwise indicated in the listing. If allowed, it is available only upon reconfirmation and at a variable additional cost.
In the event of electricity, gas, or other utility wastage, an additional cost is incurred (e.g., lights left on all day in the absence of guests, heating on with windows open).
It is the duty of guests to open the windows at least twice a day, once in the morning and once in the evening, for at least 5 minutes each time, to let moisture out of the apartment and prevent mold formation. If this rule is not followed and mold is found at the guests’ departure, charges for restoring the apartment’s integrity will be applied.
Due to geographical location, Wi-Fi connection may be interrupted or slowed down; therefore, the service is not always guaranteed.
The home is not stocked with food items such as kitchen spices or various consumables like shampoo, soap, etc. Any consumables present are only intended as a welcome kit and will not be replenished during the stay.
Payments required for entering the apartment include the tourist tax + pre-authorization of the security deposit of €500 with a credit card.
The final cleaning amount covers only standard cleaning. It does not include washing dishes and removing trash from the apartments to the designated points. Therefore, excessively dirty apartments, unwashed dishes, and unremoved trash will incur an additional charge based on the extent of extra labor hours required.
