Welcome to Simon Seas! This beautiful home located in the gated, private community of Emerald Waters Village is located in the heart of Miramar Beach! You can enjoy an included 6-person golf cart, the private beach access only steps from the home, two community pools and just outside the gated community endless restaurants, boutique and outlet shopping, golf courses, a water park and charter fishing!
Simon Seas has a beautiful 1st floor-open main living area with a gourmet kitchen, dining room, living room, wet bar and full bathroom with a walk-in shower. Enjoy grilling on the propane grill outside the back door.
The 2nd floor features a King suite with a private bathroom, a Queen bedroom with a private balcony that shares a bathroom with the bunk bedroom featuring a Twin/Twin and a Twin/Full bunk bed with a Twin trundle bed. A laundry area is located in the hallway.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- Minimum age to rent is 25; families with children welcome. Primary renter must be present at check-in, check-out, and throughout duration of stay.
