Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.
House rules

- 2. No overnight guests that aren’t included in the booking.
- 3. A clean home is a happy home! Please clean your dishes. If the home is left in an exceptionally messy state, we will charge $50 for every extra hour of cleaning required.
- 4. Time is of the essence. Late checkout will delay our cleaning professional and on approval will result for a $50 charge every hour.
- 5. Please don’t feed the dust bunnies. The home comes stocked with living room essentials but we do not provide daily cleaning services.
- 6. Pet's are allowed upon approval. A $150 pet fee will be charged per pet.
- 7. Enjoy the fresh air! Feel free to smoke outside of the home, but DO NOT smoke indoors. We have a ZERO tolerance policy. Leaving behind a smoky home will cost $1000.
- 8. Mind the neighbours, please! Parties or excessive noise is not allowed in our home. Misbehaviour costs $1000.
- 9. Play safe. When you book this reservation, you take full responsibility for any bumps, bruises, accidents or illnesses that occur during your stay. If you notice anything that presents a danger to yourself or anyone travelling with you, please let us know as soon as you check in.
- 10. Change of plans? If you decide to extend your stay after check-in, please contact us. We will do our best to accommodate you, but no promises. If you're interested in an early check in or late check out there will be an additional $50/hour once approved and if available.
- 11. For reservations made by employer/corporate, Main guest/employee must be present at the time of check-in and during the stay, renting it out without permission is subject to eviction immediately without refund.
- 12. The use of glitter for celebrations or craft projects or other uses is prohibited.
- 13. You'll have access to the ENTIRE LOWER SUITE (unit B) with some shared spaces such as parking. Please note there is another BnB in the upper suite. These are two separate suites, completely sectioned off, and with separate entrances.
- 14. IMPORTANT: If you have any garbage or recycling, please do not leave it outside the house to prevent wildlife from getting into it. There are bins for you to use upon checkout.
- 15. Let’s shake on it. When you make a reservation with us, you are agreeing to all of the above house rules. To protect the host and guest, we must verify all guests ahead of the stay.
- 16. Moved furniture/items of any sort between listings will result in additional charges to the guest.
- 17. For any PARCEL or MAIL -- please send it to the nearest UPS for pickup to avoid being lost or missed. Sending it to the property address is strictly not allowed.
- 18. For any left items, and the guest asking for assistance to have it mailed back to them, a standard handling fee of $50 PLUS whatever the shipping cost is will be charged to the guest. Once payment is received, shipping arrangements will proceed.
- 19. Leaving excessive garbage will result to additional $100 fee.
- Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. Important note: The information is collected for screening and verification only and is not stored or used for any other purposes. All guests must agree to our terms of service. By confirming the reservation you agree to the following: You agree to be bound by our rental terms and conditions. You acknowledge that you will be required to provide a copy of a valid government-issued ID prior to check-in. You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking. You understand that your check-in instructions will be sent after successfully completing the guest portal.
