SUMMARY
Unique offering of 2 units located in the heart of the vibrant Little Italy neighborhood of Downtown San Diego. Designed for hip, urban living by award winning architect Jonathan Segal, this offering inlcudes a ground level 1br+1ba & rear 2 level studio loft. Features high ceilings, full floor windows, SMART TV, King and Queen beds, Dogs ok (unfortunately no cats), AC, & designer touches throughout. Maximum occupancy 6 (4 adults max). (Notes: There is no washer/dryer or onsite parking. The loft ceiling in the rear unit is low, guests will need to use caution when standing up).
THE SPACE
The front unit is conveniently located on the ground level. The living room features a plush sofa sleeper (2 children), SMART TV, polished concrete floors WOW, & adjacent dining nook for 2. Off the living area is cozy reading nook with additional seating. A couple steps up is the bedroom complete with a King bed, full bath (shower), closet, SMART TV, & convenient kitchenette that includes a microwave, kitchen cups, coffee maker, & mini fridge (*NO FULL KITCHEN IN THIS UNIT).
The rear unit is a quiet, private unit located in the rear above garage. The main level entry door is on the ground level, with stairs will lead you to the 2nd level main living area…a light & bright space filled with tons of natural light through the oversized patio glass doors. This area features a plush sofa, SMART TV, fully stocked kitchen with bar seating, accent chair, views out towards Downtown. A 2nd set of stairs will lead you to the upper level open bedroom loft (*no door off this area), with views down to the living room & patio and queen bed. Rounding out the home is a full bath (tub/shower combo).
PARKING
There is no parking onsite (*PLEASE NOTE the blue garage door shown in the photo is not connected to the unit). However, across the street is a paid parking lot & overnight street parking is permitted.
THE PROJECT
Kettner Row consists of 16 row homes built by aware winning architect & developer Jonathan Segal & is located on a beautiful tree lined street in the vibrant Little Italy neighborhood of Downtown SanDiego. Each home has their own exclusive entry with a shared courtyard. These row homes are similar to lofts with added benefits of privacy, open spaces, & individual entries.
LOCATION, DINING, ACTIVITIES
Little Italy hangs over India Street, which located just 1 block from our home! This area is alive with award winning local restaurants, alfresco cafés, craft breweries, & boutique shops, influenced by Italian culture.
For activities, the neighborhood hosts a variety of festivals, including ArtWalk, Festa, & the weekly Little Italy Farmer’s Market (every Saturday). Head a few blocks south to the Gaslamp Quarter, San Diego’s bustling downtown neighborhood with locally-owned eateries and lively nightlife venues.
A food-lovers paradise! Easy walk to some of the best dining in all of San Diego! Waterfront Bar & Grill and the Brigantine is a great casual place for all ages. For upscale Italian, try Buon Apetito or Bencotto. Steakhouse we recommend Born and Raised. Or for a nationally acclaimed restaurant try Juniper and Ivy, a modern American eatery. All within walking distance!!!
POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
