Valley View House, Kangaroo Valley - 4pm check out Sundays and Public Holidays, except Summer Season
Valley View House - a fantastic option for up to 10 guests - is full of surprises. It is set in an elevated position with stunning views of Kangaroo Valley - true to the photos! It has a perfect, north facing aspect and is surrounded by beautiful gardens and pockets of native forest. The home is a rambling, casual and comfortable home that is nonetheless luxuriously furnished and equipped by meticulous owners. Guests have the use of multiple living areas, a games room, 2 great deck areas and 5 bedrooms. You will totally unwind at Valley View House!

- Next door is Valley View Studio that sleeps 2. It may be booked by other guests
- If Valley View Studio is occupied by other guests, you will share the fire pit area and the driveway parking with them
- Both properties (Valley View House and Valley View Studio) can be booked together as Valley View Estate, sleeping 12
Where will I be?
Valley View House is located on Tourist Road between Berry and Kangaroo Valley. It is a 15 minute drive to Berry, 15 minute drive to Kangaroo Valley, 20 minute drive to Nowra, and 30 minutes to Seven Mile Beach. The stunning Cambewarra Lookout and Cafe is also only a few minutes drive by car - well worth a visit to see the spectacular coastal views on a clear day!
Why choose Valley View House?
Views, views and more views! Tranquility, comfort, and stunning living areas. 5 bedrooms! Beautiful natural light, and a lovely garden and fire pit area to take advantage of. Valley View House offers all of this, with the added bonus of being able to pick and choose between going to Berry, Nowra, local beaches or Kangaroo Valley!
How is the property laid out?
The open plan kitchen, dining and lounge area has been designed to make the most of the fantastic views and is perfect for families and groups of friends to enjoy together. The kitchen is well equipped with a full oven, cook top, microwave, dishwasher and coffee machine, beautifully styled and would make cooking any meal an enjoyable experience! There is also a separate TV and games area.
The main bedroom has a king bed and an ensuite with a shower and toilet. Three bedrooms have queen size beds, and one room has two singles. They all share the main bathroom that has a toilet, walk in shower and a freestanding bath. There is a separate, third toilet.
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email. Please note that neither Property Manager nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic.
If Wi-Fi is critical for you, please therefore always have a back up plan or your own personal wifi device.
What about outdoors?
The Valley View property has plenty of outdoor areas to explore - lawns, fringes of native forest, and a fire pit area that is shared between the main house and the studio guests.
House guests also have two large deck areas for their own use - one that is uncovered and has massive views looking down the valley towards Kangaroo Valley village. The second deck is covered and very private.

Fires ARE Banned Between 1 September AND 31 March
Please be advised that any outside fires which use a solid fuel such as wood, charcoal or heat beads, are banned from 1 September to 31 March of each year.
Staying warm or keeping cool?
In the centre of the lounge area is a wood burner that heats the entire home in winter, as well as a split air conditioning unit to cool in the summer.
What about sheets, towels and other supplies?
Valley View House supplies all bed linen, sheets and bath towels.
Parking for cars, etc?
Valley View House has open air parking for 2 - 4 cars - on the driveway. Parking is shared with Studio guests. The lock up garages are for private use by the owners.
Is my dog or cat also welcome to stay?
Valley View House is pet friendly, however please note:
- Please bring your own dog bedding
- Please clean up after your dog
- Any damages or excess cleaning will result in extra charges
- The property is not fenced and there is no secure area to keep your dog
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
Summer Season: Between 2 and 7 nights, depending on the property
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
Who will I be dealing with during my stay?
This property is professionally managed by a dedicated holiday rental agency with offices in Gerringong, Hyams Beach and Bowral. We have over 300 properties in Kiama, Gerringong, Gerroa, Berry, Huskisson, Vincentia, Hyams Beach, Kangaroo Valley and the Southern Highlands. We offer guests 24/7 customer service – emergency calls only after hours, please.
Please do note that the we also have Valley View Studio that is located on the property. A one bedroom studio with its own bathroom, kitchenette, break out area and own private entrance. Should you wish to hire the home in its entirety with the ability to sleep 12 guests, please do let us know.
