Serendipity, Kangaroo Valley - 4pm check out Sundays and Public Holidays, except Summer Season
Serendipity is a luxurious, edgy and stylish property for up to 8 guests (but sorry, no children under 10 without written permission). This beautiful property is complete with a pool, gourmet kitchen, fire pit area, stunning escarpment views, and very private gardens. The home has an expansive pavilion design that draws in natural light and creates space for everyone. Serendipity also has extensive decking, the central part of which connects to the pool and is covered by a stunning multi-functional vergola. This creates an expansive indoor-outdoor entertaining area complete with a built in BBQ, pizza oven, outdoor furniture and insect screening on all sides.
Please note the following:
- As noted above, no children under the age of 10 are permitted without written approval at the time of booking.
- The spa is NOT currently operational, and not available for use by guests.
- Strictly no parties at this property - please. You will be evicted if this rule is broken.
- For security purposes, Serendipity has 4 external Cctv cameras.
Where will I be?
Serendipity is located at the base of Barrengarry Mountain, overlooking the beautiful Kangaroo Valley escarpment on a private 2.5 acre block surrounded by tall, mature hedging. It is only a 5 minute drive from the centre of Kangaroo Valley village, and just 20 minutes to the Southern Highlands.

How is the property laid out?
The home is made up of three pods all connected by floor to ceiling glass breezeways. The first pod is the master bedroom suite with a large built-in wardrobe and spacious ensuite that has a beautiful bath, separate shower and toilet.
The central pod has a generous living and dining area divided by a two-way open fireplace and an entertainer’s kitchen with an island bench, two dishwashers, a large oven and a Nespresso coffee machine! There is a Zip Tap that provides instant filtered boiling and chilled water. The living and dining area has floor to ceiling bifold glass doors that open out to the entertaining area overlooking the swimming pool.
The third pod boasts 3 more large bedrooms, all with queen beds and their own private ensuites, one with a shower, bath and toilet, and the two remaining ensuites with a shower and toilet. Each bedroom has private French doors that open onto the deck with views of the gardens and escarpment. There is an additional powder room.
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email. The service is provided through the Starlink satellite service, which is normally very fast and reliable.
There are 3 smart TVs, one in the living area and 2 of the bedrooms each have their own TV
Please note that neither Property Manager nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up mobile plan, with the Telstra mobile generally best in regional locations like Kangaroo Valley.
What about outdoors?
Serendipity has full width decks, in front of each bedroom. In addition, there is a large central deck area that has a built in BBQ and pizza oven, and it overlooks the pool. Otherwise the property has 2.5 acres of lawn that includes a great fire pit area - perfect for taking in the views of the escarpment or the stars. The neighbouring property is a dairy farm, so you will often see cows grazing in the distance!
Staying warm or keeping cool?
The home has ducted heating and cooling to stay cool in the summer and warm in the winter, as well as an open fireplace in the lounge.
What about sheets, towels and other supplies?
Serendipity supplies all bed linen, sheets and bath towels.
Parking for cars, etc?
Serendipity has open air parking for up to 6 cars.
Is my dog or cat also welcome to stay?

Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
