Rayfields is an acreage property with awe inspiring views of the Wattamolla Valley. It has 15 acres of cleared land and a lovely dam with cabana and jetty for guests to use. For accommodation, Rayfields offers the original 3 bedroom Farmhouse complete with cathedral ceilings, a cosy fireplace, and a full width deck. There is also a Cottage attached by a covered carport area with 2 bedrooms, a kitchenette and a second bathroom. The Farmhouse and Cottage are casual and comfortable in style - not luxurious - and true to the photos.

Where will I be?
Rayfields is located in a secluded, peaceful and beautiful location - right at the end of Jorgenson Lane. As a result of its fairly remote location, you are treated to stunning views of the Wattamolla Valley from the property’s elevated position. There is a second dwelling on the property, so whilst you will feel away from the world, there is someone on hand in the event of any issues or an emergency.
The property is a 10 - 15 minute drive to Berry, 20 - 25 minutes to Kangaroo Valley and if you are up for a half day or full day outing, the beaches at Gerroa, Culburra or Jervis Bay are within 20 minutes driving distance of Rayfields.

How is the property laid out?
The Farmhouse wing is set on one level and has 3 bedrooms, a large bathroom, a good-sized kitchen, huge living room with cathedral ceilings and a wood burning fireplace, as well as a full width deck with those stunning views of the Wattamolla Valley!
The adjoining cottage has two bedrooms (one upstairs, one downstairs), a kitchenette, a second bathroom and a living area.
The Farmhouse kitchen is equipped with a Nespresso coffee machine. Some pods are provided Just remember to bring your extra favourite flavoured coffee pods!
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary WiFi is available and a password will be provided in your pre-arrival email.
Please note that neither Property Manager nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up plan.
What about outdoors?
Rayfields is a 98-acre rainforest property, of which 15 are cleared. Extensive lawn areas are well maintained so walking around the property or playing cricket is easy, including heading over to the large dam with picnic cabana and jetty for guest use. The Farmhouse has a lovely, covered, full width verandah with stunning views of the Wattamolla Valley.
Please also be aware you will likely see wombats, wallabys, echidna and other wildlife on the property, so please drive slowly after dark, dawn and at dusk.

Stay warm or keeping cool?
For the cooler months, the Farmhouse has a cosy, wood burning fireplace in the Farmhouse living room. In addition, there is air-conditioning and a gas heater. The Cottage has a gas heater and reverse cycle air conditioning.
For the warmer months, the Farmhouse has fans and air-conditioning, and the Cottage has fans.
What about sheets, towels and other supplies?
Rayfields supplies all linen and bath towels.
Parking for cars, etc?
Rayfields has open air parking on a paved driveway area near the house, or additional driveway and lawn parking for vehicles. Four car spaces are covered by a carport between the Farmhouse and the cottage. In total up to 6 vehicles can be comfortably parked. Rayfields has a 2 phase Tesla charger for those wanting to charge an electric car.
Is my dog or cat also welcome to stay?

Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
