The Guest House at Far Niente is a modern, architect-designed pavilion style home, offering some of the most outstanding views in the Valley. This luxurious property is only 10 minutes from Kangaroo Valley Village, and close to the many reception venues in the area. Enjoy this immaculate and stylish home on your next getaway!
Please note:
- The nightly tariff includes 2 guests, and additional guests incur an extra charge. Please enter the total number of guests and the tariff will calculate automatically
- The kitchen is a minimalist, galley style with a combi microwave oven, kettle and toaster for making meals
- Far Niente is not suitable for children under 5, but we are happy to welcome babies
- Dogs may be okay (ask us), but a small surcharge for cleaning may be applied
- The owners occasionally stay in the main house next door. The two buildings are separate, but please do ask us about this when booking if you have any concerns
- The Guest House is the first building on your right after entering the gate. Please park in the marked Guest Parking area, and don’t block the driveway or fire truck turning area
- Strictly no parties at this property - please. You will be evicted if this rule is broken
Where will I be?
Far Niente is located in the Upper Kangaroo River area of Kangaroo Valley, in a beautiful secluded location. The house overlooks the stunning, rugged escarpments of Kangaroo Valley and it is only 10 minutes drive to the centre of the village.

How is the property laid out?
The Guest House has 2 Queen bedrooms, each with an ensuite, and an open plan living room, kitchen and dining area. The kitchen has a fridge and freezer plus a Combi microwave oven, toaster and kettle.
The large wrap-around hardwood deck houses a table, chairs, fire pit and gas BBQ. Enjoy a cocktail watching the sun go down over the golden escarpment, while the integrated air conditioning and under-floor heating keep the house cool in summer and warm in winter.
WiFi, Internet, Netflix, or Pay TV - will I have it?
A Smart TV and Bose sound bar provides access to broadcast programs, streaming video and music services, plus whatever you want to stream from your phone, tablet or laptop.
Complimentary WiFi is available and a password will be provided in your pre-arrival email. Please note that neither Property Manager nor the owner can guarantee internet reception, and no compensation will be payable if problematic. If an internet connection is essential, please ensure that you have a back up plan.
What about outdoors?
Far Niente is set on 5 acres of rolling pasture, with a resident wombat, echidna and blue tongue lizard, a dam with a gazebo and kayak, and outdoor sculptures.
A fire pit and gas BBQ also allow you to cook a meal or gather outdoors, under the stars.
Further afield, explore the beautiful contours of Mackays Rd, or walk down to the river for a summer swim. Kayaks are available for hire in the village, and wine buffs can visit Yarrawa Winery, a few kilometres up the river for a tasting.
Stay warm or keeping cool?
Cooling options include opening up the home to catch the breeze, or using the ceiling fans or air conditioning. The air conditioning can be used to cool or heat the house, however during the winter months, hydronic floor heating throughout the house will be set to keep the internal temperature at 21C during the day (7am - 10pm), and 18C overnight - perfect!
What about sheets, towels and other supplies?
Far Niente supplies all bed and bath linens and towels.
Parking for cars, etc?
Far Niente has open air guest parking for 2 cars.
Is my pet welcome to stay?
Yes, by request, Far Niente is pet friendly. Only 1- 2 small dogs are permitted. You must please bring your own bedding and supplies, and clean up appropriately.
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
Summer Season: 2 nights
Easter: 4 nights
Long Weekends: 3 nights
All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas Day, Boxing Day, and New Years Day public holidays.
