Ashby Downs is a secluded farm stay that will pleasantly surprise you! The house has lovely furnishings and decor, a wood fire stove, and a relaxed, casual & comfortable feel about it. It is only minutes away from Moss Vale town and has a unique kids playground as well as cattle, alpaca and a chicken coop. This eco-luxe home is also totally off the grid - powered by solar - and supplied with beautiful rainwater that is collected on the property.
Please note:
- Strictly no parties at this property. You will be evicted if this rule is broken.
- The property has custom built playground equipment and unfenced dams, and while children are warmly welcomed, they must be supervised at all times.
- Ashby Downs is an off-grid home powered by solar system. It does not have enough capacity to support EV charging
Where will I be?
Ashby Downs is located between Moss Vale and Fitzroy Falls. The front gate is 1km from the Mt Ashby Estate and the fantastic La Palette Cafe. It is also a very easy drive to the Mali Brae wedding venue. The towns of Moss Vale, Bowral, Robertson, Fitzroy Falls or Burrawang are all within easy driving distance.

How is the property laid out?
Ashby Downs is a single level home. You enter the property into the large living area, which is open plan with the dining area and kitchen. The large kitchen is well equipped, with a gas oven and cooktop, dishwasher and coffee machine that is compatible with Nespresso pods.
The master bedroom has a king bed, ensuite bathroom and a small private deck. There is a queen bedroom, and a third bedroom with two sets of bunks and a trundle bed. There is a divider in the third bedroom that enables the room to be partially split into two rooms. Bedrooms 2 and 3 are accessed via the living area and share a large bathroom with a claw foot bath and a walk in shower.
There is a laundry with a washing machine, dryer, iron and ironing board.
WiFi, Internet, Netflix, or Pay TV - will I have it?
Complimentary Starlink WiFi is available and a password will be provided in your pre-arrival email.
Please note that neither Property Manager nor the owner can guarantee 100% that WiFi will work, and no compensation will be payable if problematic. If WiFi is important, please therefore always have a back up plan.
What about outdoors?
Ashby Downs is set on 110 acres of farmland. Close to the house you will find a large custom built playground, grassed areas and a fire pit. The verandah is the perfect place to relax in the shade. In the paddocks there are miniature Highland cattle, miniature Belted Galloways, alpacas, Black Face Suffolk sheep, hens and a rooster named Freddie.
There are three unfenced dams on the property, as well as two creeks in the gullies.
Staying warm or keeping cool?
In the winter Ashby Downs is heated using the wood fireplace. There is a gas convection heater in the dining area and oil heaters in the master bedroom and bathroom. All of these heaters are designed to be used for a short period of time to take the chill out of the air while the wood fireplace warms the house. Please note due to the off-grid nature of Ashby Downs there is no cooling in the summer other than a pedestal fan or opening the windows to catch the breeze.
What about sheets, towels and other supplies?
Ashby Downs supplies all bed linen, sheets and bath towels.
Parking for cars, etc?
Ashby Downs has open air parking for 6 cars.
Is my dog or cat also welcome to stay?
Pets are welcome at Ashby Downs subject to the following rules;
- Wipe your pets paws before letting them into the house
- Clean up after your pet
- Please do not allow dogs on the furniture
Wildlife
Please note that due to the nature and location of this property, wildlife may be about including possums, kangaroos, ants, spiders, bees, wasps and even snakes. We do whatever we can to keep the property safe, however we cannot guarantee that you will not see any wildlife at the property. You must book the property knowing that the possibility of encountering wildlife exists, and you must take care during your visit if walking around the property - please.
What are the minimum stay rules?
- Summer Season: Between 2 and 7 nights, depending on the property
- Easter: 4 nights
- Long Weekends: 3 nights
- All other times: 2 nights
Are there any special Summer Season rules?
Please note that during Summer Season, our properties may have designated changeover days so as to make the cleaning rosters manageable. We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
