Villa Acceptance form (please see below) will be asked to be signed by guest at check in:
-I am aware that I am responsible for my valuables and the condition I leave the property. -I am aware once signing this acceptance form there will be no refunds provided.
-I have found this home in good condition, in working order, and according to my expectation. I promise to leave premises with no damages.
-If damages occur, management company is entitled to retain the damage deposit in part or full depending on the value of damages.
-If excessive trash is accumulated at the end of your stay and does not fit into designated outdoor bins, a service charge of minimum $400 will be deducted from damage deposit. (Cost varies on trash amount)
-Using the dock is prohibited unless previously discussed with your Property Manager agent. Must provide insurance for vessel with matching ID.
Guest Rules
• All door and windows must be always closed & locked • Visitors are not allowed without managers notice • No more cars on property than listed above • No parking on street • No loud music after 10pm • No smoking inside • No parties • No excessive trash • If dock is being used during reservation, you must abide by ocean rules including no wake zones. • For your safety, swimming in the canal is prohibited. • Pool has no lifeguard on duty, swim at your own risk.

We want your stay to be as seamless as we can possibly can. Please note, elevator is not to be used by guests. If you have a disability, and can’t climb up the stairs, please state so prior to booking your stay. Elevator is only available at an extra 5K deposit and not for luggage usage only with proof of disability.

•Sprinklers go on automatically everyday in between 8 am- 9 am
•Landscape is Thursdays but varies according if weather permits.
Elevator is only available with proof of disability. Additional 5K deposit needed. $550 Connection Fee non-refundable paid by guest.

Guests may not - play loud music, make noise while entering/leaving, host outdoor activities by the pool or invite additional non-approved guests. These violations are prohibited and strictly enforced, as ALL NOISE must remain indoors and at a reasonable level by 8PM-8AM.
ANY SORT OF VIOLATION will result in BREACH OF CONTRACT and your reservation will be CANCELLED WITHOUT REFUND, and guest will be evicted immediately. If violations fees are assessed by the city, guest is responsible for the payments of all fines (starting at $5,000 +)
Driveway holds maximum 4 sedans parked tightly and NOT blocking the sidewalk. STREET PARKING NOT AVAILABLE OR ALLOWED. NO PARKING ON LAWN.
