Outdoors and swimming pool
The property is surrounded by a one-hectare park, which is completely fenced and accessible via an electric gate. A tree-lined avenue leads down to the garden and to the front of the house, on the left of which guests will find the swimming pool area, in a private position but not too far from the house. The pool is 12 m by 6 with a rectangular Roman staircase, and is 2.2m deep. It’s surrounded by a gazebo, sunbeds and chairs. The farmhouse also boasts a ground floor portico complete with table, chairs and a small living area. The west side of the garden is cool and well-shaded, whist the rest is in English style and is perfect for children. Other parts of the park feature many kinds of plants and trees. An automatic lighting and irrigation system keeps the outdoor area in perfect shape. Guests will also find a portable barbecue, a wood-burning stove and parking within the property.
Interior
The farmhouse is on two floors. The ground floor entrance leads to a large living room with sofas, satellite TV and outdoor access, and a dining area which also has outdoor access. This floor also features a well-equipped kitchen, one bathroom with shower, a washing room (with a washing machine, sink, an iron and ironing board). The first floor has a large living room, one double bedroom with bathroom with bathtub and hydromassage shower, two double bedrooms, and one bathroom with bathtub. On the second floor guests will also find the fitness room.

Important information
The swimming pool is available from May 1st to September 30th. Small pets are permitted. Access to the property via 500 m of gravel road.

Villa Maria is in the heart of the Marche region, whilst not being far from the sea and from many points of interest. We suggest visiting the nearby art cities of Urbino, Pesaro, San Leo, Fano and many medieval hamlets in the area.
3 km Appignano (all kinds of shops), 128 km Urbino (one of the main art cities of Marche and home to a very old university), 15 km Macerata, 19 km Recanati, 30 km Ancona Falconara airport, 80 km San Marino, 32 km Sirolo and Parco del Conero (sand beaches), 35 km Monte San Vicino.
