Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

  • Your booking with Belle Property Escapes Cairns is subject to the terms and conditions outlined below. These Terms and Conditions are in addition to any Terms and Conditions issued by the booking channel used at the time of booking.
  • It is important that you read and understand the Terms and Conditions prior to confirming a booking. Any booking received is taken that you agree to adhere by these Terms and Conditions when staying in a Belle Property Escapes Cairns property.
  • Any breach of these Terms and Conditions before, during or after your stay permits Belle Property Escapes Cairns to refuse entry to this property, or any other property in future, amend the rate or immediately terminate your stay. Any costs associated with the breach of these Terms and Conditions will be borne by you.
  • If you require further clarification on any point within this document, please contact Belle Property Escapes Cairns prior to confirming your booking.
  • General Summary
  • 1. No parties, functions, weddings, commercial event or other style of event is to take place at the property, unless specifically noted and agreed, in writing, by the owner and/or Agent
  • 2. Pets are not permitted at the property, unless specifically noted and agreed, in writing, by the owner and/or Agent
  • 3. Smoking is not permitted in or on the property
  • 4. Tents, caravans or any other structure must not be erected at the property, unless specifically noted and agreed, in writing, by the owner and/or Agent
  • 5. The primary guest must be at least 21 years of age (photo ID is required). Younger guests are welcome, however, they must be accompanied by a primary guest 21 years of age or older
  • 6. Only the agreed number of guests listed on the booking may use the property
  • 7. All guests must abide by noise, fire and any other restriction noted by these Terms and Conditions, House Rules provided in the property and any local Government requirements
  • 8. Only the agreed number of vehicles are allowed at the property. Parking restrictions may be in force by local councils, it is the guest’s responsibility to understand and abide by those laws
  • 9. Guests must abide by all Terms and Conditions listed here and any Terms and Conditions listed by the booking channel
  • 10. The Agent reserves the right to enter the property, without notice and without your consent, at any time during your stay
  • 11. A complimentary midweek towel service is included for all bookings 7 nights and over upon request. Additional clean services are available and will incur a fee.
  • Booking and Confirmation
  • To proceed with your booking the following process will take place.
  • 1. Belle Property Escapes Cairns requires the Primary guest to complete and sign the Primary Guest Details Form which will be emailed to you upon enquiry/booking. Until this form is completed and returned to Belle Property Escapes Cairns, along with required ID, the booking is not be confirmed
  • 2. Belle Property Escapes Cairns reserve the right to decline a booking within 48 hours of receiving the booking, if the guest/s do not return the Primary Guest Details Form, the guest/s has unfavourable reviews, the guest/s makes it clear they are likely to break one, or more, of the house rules and/or terms and conditions or any other reason that may be within or without of our control
  • 3. Guests agree to these Terms and Conditions when the booking is confirmed and payment, deposit or otherwise, is made
  • 4. A security bond is payable on the property prior to your arrival for incidentals and to ensure protection of the property for the owner. This bond is fully refundable upon check-out, subject to inspection of the accommodation. Valid credit card or debit card details will need to be provided to Belle Property Escapes Cairns a minimum of 7 days before you arrive. The funds will be held for the duration of the stay. Upon completion of the booking a property inspection will take place and, subject to that inspection, a refund will be made. That refund can take 7-14 days depending on the financial institution
  • The bond amount payable is $500. This amount may vary from time to time and is at the owner/agent discretion (if paying by credit card this is not applicable).
  • 5. The guest will receive a confirmation of booking message from Belle Property Escapes Cairns no later than 48 hours from the enquiry/booking
  • 6. Belle Property Escapes Cairns is the agent for the owner of the property, as such there are, on occasions, matters that could affect a booking that is out of our control. This could include, but is not limited to, sale of the property where vacant possession is required, increase of tariff, alteration or maintenance to the property or withdrawal of the property from the market. In the event that this occurs Belle Property Escapes Cairns will endeavour to locate an acceptable replacement property
  • Arrival and Departure
  • Check In and Key Collection
  • 1. Standard check in time is from 2.00pm on the day of arrival.
  • 2. In peak times Belle Property Escapes Cairns reserves the right to alter the check in time. We cannot guarantee that the property will be ready at the check in time, however, we will do all possible to have the property ready at check in time. Delays can be caused by late check out by a previous guest, cleaning schedules, unscheduled maintenance, turnover and/or last-minute bookings. This is an example only of reasons that can cause delays and not an exhaustive list. In the event of the property not being ready at check in time there will be no refund or credit
  • 3. The keys will only be made available from 2.00pm and not before. If you require early check in, please contact our office to discuss
  • 4. A confirmation email will be sent to the primary guest on the day of check in advising the location of the keys and any codes needed to access the keys
  • 5. One set of keys will be made available for the property. The guest is responsible for the safety of the keys supplied and will be charged to replace the locks if the keys are mislaid. The cost to replace the locks includes, but is not limited to, engaging a locksmith to replace all locks, any cost to the agency or owner and, if any subsequent booking is adversely affected the cost associated with locating alternate accommodate or any other cost incurred
  • 6. If guests are running late or require check in after 5.00pm, and the property keys are located off-site, please contact our office to arrange key collection. Belle Property Escapes Cairns reserves the right to charge a fee of $50.00 incl GST per hour, including travel to and from the property, if our team member is required for check in outside of normal business hours
  • 7. If the property keys are located on-site and the guest fails to locate the keys using the directions supplied, and a Belle Property Escapes Cairns team member is required to attend the property, Belle Property Escapes Cairns reserves the right to charge a fee of $50.00 incl GST per hour, including travel to and from the property
  • Check Out and Key Return
  • 1. Standard check out time is 10.00am on the day of departure
  • 2. Late check out must be pre-arranged and confirmed in writing with Belle Property Escapes Cairns prior to the day of departure. Belle Property Escapes Cairns reserves the right to charge the guest/s an administration fee of $50.00 incl GST, if late check out is required but not requested until after check in
  • 3. The property must be left in the same condition upon check in
  • 4. Cleaning of the property will take place, but this does not include packing or unpacking the dishwasher or removal of rubbish. Please ensure that any rubbish is placed in the property council bins provided and the dishwasher is empty and any crockery etc is clean and placed back where it came from
  • 5. All windows and doors must be secured upon departure
  • 6. All window coverings must be closed
  • 7. The overall look of the property must be the same as when the guest/s arrived
  • 8. Keys need to be returned to the point of collection
  • 9. In the event the guest/s have not vacated the property by 10.00am Belle Property Escapes Cairns reserves the right to charge a late check out fee of $50.00 incl GST per hour or part thereof. This fee will be deducted from the bond held, without prior notification
  • 10. A representative of Belle Property Escapes Cairns will conduct an inspection of the property prior to the next guest/s arrival to determine the refund of the bond
  • Property Presentation and Inventory
  • 1. Belle Property Escapes Cairns endeavours to maintain the accuracy of the description and location of the property to the best of our ability and in good faith. From time to time changes occur at properties, sometimes by owners and outside of our control or knowledge. Therefore, no responsibility for irregularities will be accepted
  • 2. If there is a dispute relating to the general cleanliness of the property, the guest/s must advise Belle Property Escapes Cairns within 2 hours of arrival at the property
  • 3. Belle Property Escapes Cairns reserves the right to inspect the property personally and if the report is found to be misleading or beyond our control, no further action will result
  • 4. In the event further cleaning is required Belle Property Escapes Cairns reserves the right to address the issue with the assistance of a third-party contractor which may result in a cleaner re-attending the property
  • 5. If the report is found to be misleading or beyond our control Belle Property Escapes Cairns reserves the right to charge the guest/s a fee of $50.00 incl GST per hour, including travel time to and from the property, if attendance by a team member is required
  • 6. Weather events occur and in the event there is debris of a minor nature at the property upon arrival no action will be taken to rectify the debris. However, if there is major debris, fallen tree branches of significant size or similar, please contact us immediately
  • 7. When parking vehicles in the designated parking areas please ensure there are no leaks from the vehicle that may stain the grounds. Any stains will need to be removed and the cost will be deducted from the bond held
  • 8. Vehicles are only to be parked in the designated parking areas. Any parking outside of those areas may result in complaints being lodged or council fines applied. Any fines are the responsibility of the vehicle owner to pay. Any complaint that requires Belle Property Escapes Cairns team member to attend the property, the guest/s will be charged a fee of $50.00 incl GST per hour, including travel time to and from the property
  • 9. Parking of campervans, caravans and/or trailers (with or without boats) on the residential street or on the property is not allowed. Guest/s will be asked to remove the vehicle/trailer immediately. If the guest/s does not comply then the vehicle/trailer may be towed away at the guest/s expense
  • 10. An inventory of the items at the property is held at Belle Property Escapes Cairns. Upon check out the inventory will be checked against the property. Any items missing or broken will be deducted from the bond, at cost
  • 11. There is a style guide for the property and all items included at the property must be left as found upon check in. Furniture and fittings must not be moved or used in other locations
  • 12. During the term of accommodation any breakages or maintenance must be reported, in writing, to Belle Property Escapes Cairns
  • Owner/Agent Access and Private Areas
  • 1. During the accommodation period the owner and/or Belle Property Escapes Cairns and/or a representative of either party, reserves the right to enter the property at any time, without prior notice
  • 2. If a representative of Belle Property Escapes Cairns has to attend the property during the period of accommodation due to complaints or concern for the well being of the occupants and/or the property, Belle Property Escapes Cairns reserves the right to charge the guest/s a fee of $50.00 incl GST per hour, including travel time to and from the property
  • 3. A representative of Belle Property Escapes Cairns may attend the premises to arrange any necessary repairs or inspect the property during occupancy
  • 4. Any area of the property that is locked and no key is supplied for is considered private and not for guest/s use. Anyone gaining unlawful access to a private area shall be required to vacate the property immediately, without refund or credit and will forfeit the bond paid. This includes but is not limited to, cupboards, robes, rooms and sheds
  • Lost Keys or Locked Out
  • 1. Once checked in, keys are the responsibility of the guest/s
  • 2. If guests lock themselves out and a locksmith is needed to attend the property to gain access, the guest/s will be charged any cost associated
  • 3. If the guests lock themselves out and a representative of Belle Property Escapes Cairns is required to attend the property to assist with gaining access, the guest/s will be charged a fee of $50.00 incl GST per hour, including travel time to and from the property
  • 4. If a key breaks guest/s must immediately advise Belle Property Escapes Cairns. If the breakage is found to be through misuse or the fault of the guest/s, any costs will be the responsibility of the guest/s
  • 5. We recommend that when you go out, and there is a lock box on the premises, that you leave the property keys in the lockbox. If a trades person needs to enter the property to attend requested or agreed maintenance during your stay this means they will be able to access the property
  • Local Council Regulations/Laws, Strata Laws and Neighbours
  • 1. It is the responsibility of the guest/s to know and understand local council regulations and laws and make themselves aware of any Strata Laws made available on the property
  • 2. Any fines, council or strata complaints are the responsibility of the guest/s
  • 3. Properties managed by Belle Property Escapes Cairns are for the purposes of holidays only and we maintain a relationship with neighbouring properties. Any complaints received will be treated seriously
  • Linen
  • 1. Unless stated, linen is provided for the property. Beach towels are also provided.
  • 2. If the property description advises that linen is not included, guest/s will need to bring their own sheets, towels, pillowcases, tea towels etc.
  • 3. All beds must be made up prior to being used if linen is not supplied
  • 4. Linen hire may be an option, if linen is not supplied. Please contact Belle Property Escapes Cairns if you would like to discuss hire options
  • Rubbish
  • 1. During the accommodation period guest/s can use the rubbish bins provided in the property. Upon check out all rubbish must be removed and deposited in the council rubbish bins provided on the property or any other rubbish receptacle that may be available and designated as a rubbish drop off area
  • 2. Council bins may be required to be placed on the street for collection during the accommodation period. We ask guest/s to read the documentation within the property to see if this is required during their stay
  • 3. If the council bin is full upon check in please contact Belle Property Escapes Cairns immediately
  • 4. Please ensure rubbish is placed in the correct bins. Only recyclable products in the recycle bin and so on. Belle Property Escapes Cairns reserves the right to pass on any cost associated with rectifying incorrect rubbish disposal
  • 5. Under no circumstances are fish or any other kind of seafood to be cleaned and prepared at the property
  • 6. Seafood scraps are not to be left at the property for any period of time and must be disposed of off site
  • 7. Any specialised cleaning required to remove seafood smells will be taken from the bond held
  • 8. Excess rubbish is the guest/s responsibility and must be disposed of. If there is excess rubbish at the property during the stay or at the end of the accommodation period and Belle Property Escapes Cairns is required to engage a third party contractor to remove the rubbish, the cost of removal will be the responsibility of the guest/s
  • 9. If the property allows for a pet, it is the guest/s responsibility to remove all waste related to the pet including but not limited to faeces, urine and hair
  • BBQ Facilities
  • 1. If the property comes with a BBQ, the guest/s are responsible for the cleaning of the BBQ and all BBQ utensils
  • 2. In the event the BBQ is dirty upon arrival, please contact Belle Property Escapes Cairns within 2 hours of check in
  • 3. At the inspection of the property, after check out, the BBQ will be inspected and if cleaning is required Belle Property Escapes Cairns will need to engage a third party cleaner and that cost will be deducted from the bond
  • 4. In the event there is a supplied gas bottle and the bottle is empty or runs out, please contact Belle Property Escapes Cairns immediately
  • 5. Please ensure the gas bottle is turned off after each use and follow all safety guidelines associated with the correct use of gas bottles
  • Fridges and Freezers
  • 1. Any refrigeration unit or freezer supplied with the property is to be left clean and free of smells and food upon check out
  • 2. The thermostats are not to be adjusted
  • Air Conditioning
  • 1. Please ensure that all doors and windows are closed when using the air conditioning unit
  • General Repairs and Appliance Faults
  • 1. Occasionally faults may occur, please notify Belle Property Escapes Cairns as soon as you become aware of a fault
  • 2. Every effort is made to ensure there is no maintenance, repairs or faults at the property, however, Belle Property Escapes Cairns accepts no responsibility and no refunds will be given if there is maintenance, repairs or faults at the property that can or cannot be repaired during the guest/s stay
  • 3. If a trades person attends the property during the guest/s stay, based on a reported fault or maintenance/repair item by the guest/s, and it is found not to be a fault, the guest/s may be charged the trades person’s call out fee. This includes where there is no fault found, when the guest has not operated the appliance in the correct manner and/or when the trades person has not been able to gain access to the property to carry out the repairs
  • 4. If a Belle Property Escapes Cairns team member or representative attends the property to assist with a reported fault and it is found to not be a fault, Belle Property Escapes Cairns reserves the right to charge $50.00 incl GST per hour, including travel time to and from the property
  • Parties, Noise, Schoolies, Emergency Accommodation and Events
  • 1. The property has a ‘No Party or Event Policy’. Only guest/s registered to stay at the property are allowed at the property
  • 2. Should the guest/s wish to have visitors attend the property, approval must be sought prior to the booking confirmation
  • 3. Any agreement by the owner/agent allowing guests to have visitors will be very specific in nature and any breach of that agreement will be treated as a breach of these terms and conditions
  • 4. ‘Schoolies’ and any associated group are not allowed at the property
  • 5. Noise disruption to neighbouring properties will be treated seriously. Excessive noise includes, but is not limited to, loud behaviour, any noise that disrupts the peace and quiet of others, intrusive or abusive language, loud or offensive music, vehicle noise or sounds affecting any other resident nearby
  • 6. Any noise outside the property is prohibited between the hours of 10.00pm to 8.00am
  • 7. If the police are called to the property a fee of $800.00 incl GST per offence will be charged
  • 8. If Belle Property Escapes Cairns receives a complaint an investigation will take place and, if found to be responsible, the guest/s will be charged a fee of $500.00 incl GST per offence
  • 9. Any breach of these terms and conditions or, if any of the guest/s receives a warning regarding excess noise, all guest/s will be required to leave the property immediately with no refund of money or bond
  • 10. This property is not to be used as emergency accommodation option for providers of such accommodation
  • 11. The property is strictly for the use and enjoyment of a relaxing holiday in a residential or rural setting
  • Personal Loss or Theft and Damage
  • 1. It is the guest/s responsibility to ensure their belongings are safe and protected
  • 2. Belle Property Escapes Cairns and the owner accept no liability for the loss, theft or damage to anything item the guest/s brings with them to the property
  • 3. In the event the guest/s leave an item at the property it can be collected from Belle Property Escapes Cairns or we can arrange for delivery to the guest/s chosen address and the cost will be charged to the guest/s
  • Other Guest Responsibilities
  • 1. To the best of its ability Belle Property Escapes Cairns has complied with appropriate legislation around safety relating to the property. The guest/s agree that during their stay they will not cause a breach of legislation by changing or removing any safety device. As an example, the guest/s will not remove or reduce the effectiveness of smoke alarms. When a property includes a pool, the guest/s will not interfere with fencing and/or place any item near the fence that would then cause a breach in pool fencing laws. These are examples only and are not limited to these two examples
  • 2. Animals are strictly prohibited on the premises, unless specifically agreed, in writing, by the owner and/or Belle Property Escapes Cairns. Any breach will result in total loss of bond and additional cleaning and/or damage charges. In the instance an animal is allowed, those animals are not permitted on furniture or beds. Depending on the property, you may be required to bring your own animals bedding. Additional charges may apply if animal hair is found on any furniture or bedding, any lingering smells remain at the property or you have failed to remove all evidence of the animal being at the property, including waste
  • 3. The guest/s agree not to exceed the maximum number of guests permitted at the property. No additional guests, or visitors, are permitted without the written permission of the owner and/or Belle Property Escapes Cairns. If this clause is breached the guest/s acknowledges that they will forfeit their bond, be asked to vacate immediately and will have no claim to recovering funds paid for accommodation or any other fee or charge
  • 4. It is the guest/s responsibility, and highly recommended by Belle Property Escapes Cairns, to take out appropriate travel insurance
  • Agent Disclaimer
  • 1. Bookings are made in good faith by Belle Property Escapes Cairns on behalf of the owner but may be subject to change prior to the commencement of the booking
  • 2. Belle Property Escapes Cairns accepts no responsibility for actions taken by the owner of the property
  • 3. Belle Property Escapes Cairns accepts no responsibility if the booking is cancelled for any reason by the owner
  • 4. Belle Property Escapes Cairns accepts no responsibility for the loss or damage to any belongings the guest/s may bring to the property
  • 5. In the event a booking is cancelled, for any reason, Belle Property Escapes Cairns will make every reasonable effort to locate and offer alternative accommodation
  • 6. Tariffs, Booking Fees and Sundry Costs quoted are correct at the time of printing and are subject to change without notice
  • 7. Belle Property Escapes Cairns accepts no responsibility for missing inventory or mis-descriptions, errors or omissions. Any printed, written or verbal description of the property by Belle Property Escapes Cairns or an employee is made in good faith and to the best of our knowledge. Guests are strongly advised to clarify and confirm specific property requirements and requests with Belle Property Escapes Cairns prior to paying the non-refundable deposit
  • 8. These terms and conditions may be altered at any time without notice
  • 9. These terms and conditions are in addition to any printed material available within the property upon check in
  • 10. No responsibility is accepted by the owner or Belle Property Escapes Cairns for any disruptions, events or building work being carried out near the property that may impact the guest/s. The owner and Belle Property Escapes Cairns will not enter negotiations around the property, tariffs or costs in the event of a disruption of any kind occurring
  • 11. As a part of our services to the owner of the property Belle Property Escapes Cairns may conduct identity verification, background and suitability checks of any guest that wishes to stay at a property managed by Belle Property Escapes Cairns. There is no guarantee that these checks will not result in a booking being cancelled now or in the future
  • Waiver
  • 1. The guest/s agree to release, waive and/or discharge the owner, including its agents, servants, employees, members, directors and shareholders from and against any and all claims from damages suffered by way of personal injury or otherwise by the person or entity connected with the use of, or operation of, any part of the property or asset or item supplied with the property
  • 2. We support local businesses and as such may include details of their services at the property. This is to promote local activities and options and add to your holiday experience. You agree that some Experiences, Events and/or services can carry inherent risks and by participating in any such service you choose to assume those risks voluntarily and neither the owner or Belle Property Escapes Cairns is liable for the Experience, Event or service and/or any damages, loss, bodily injury or emotional distress
  • 3. If a minor is a guest at the property the primary guest and other guest/s over the age of 21 are solely responsible for the supervision of the minor throughout the stay and you agree release and hold harmless the owner and Belle Property Escapes Cairns from any claims that may arise from injury, death, loss or harm to that may occur to the minor during the stay
