We are excited to offer "Eagles Peak & Fireside Lodge", a premier bundling of properties offered by Property Manager. There is no better time to enjoy Massanutten resort than to reserve these gorgeous homes conveniently located in the heart of Massanutten Resort. Has slope and mountain views.
When making a reservation, please note this is making a reservation for BOTH homes which are side by side, for total of 12 bedrooms sleeping 32 people.
We allow pets but there is a $35/night per pet fee which we will request separately.
If you’re planning to have an event during your stay, it’s important to get approval from us before booking. We’ll need to know the number of guests and cars, and there will be an additional event fee.

Payment & Cancellation - 60 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 60 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 60 days before arrival: 100% refund.

- We’re so excited to host you and want your stay to be relaxing, fun, and memorable! This guide outlines everything you need to know about your reservation and our home. By confirming your reservation and submitting payment, you agree to the terms below.
- 📄 Rental Agreement
- This agreement is between you, the TENANT(S), and us, the OWNER (Property Manager, LLC). This is a short-term vacation rental and does not imply permanent residency.
- Minimum Age: Primary renter must be at least 23 years old.
- Guest Limit: Maximum 32 overnight guests.
- Vehicles Allowed: Maximum of 10 vehicles on the property (5 cars max at each property).
- Exceeding the guest or vehicle limits may result in immediate eviction and forfeiture of your payment and deposit.

- Do not set A/C below 68°F
- Do not set heat above 75°F
- Please make sure to close doors/windows before turning on heat and a/c. Please make sure all windows and doors are securely locked before departure. Never leave windows or doors open/unlocked when you gone.
- Property Access
- We may need access for repairs or lawn care. We’ll try to notify you beforehand.
- Subletting & Events
- No subletting allowed
- No events, weddings, or large parties without prior approval
- Respect the Space
- Please treat our home and its contents with care.
- You may be charged for any damage or missing items. We understand accidents happen so we ask that you let us know if you break or damage something during your stay.

- Noise Policy
- Quiet hours: 10:00 PM – 8:00 AM
- Noise heard 30+ feet away may be considered excessive
- Excessive noise can result in immediate eviction
- Fireworks & Speed
- No fireworks allowed
- Speed limit: 25 MPH within the community
- 🚭 Smoking Policy
- This is a non-smoking home.
- No smoking inside, on the front porch, or in the backyard
- No littering cigarette butts on the property
- $500 fine applies for violations
- 🐾 Pet Policy
- We love pets—when approved in advance!
- Pet fee: $35 per night, per pet
- Pets must be leashed outside
- No pets on furniture or beds
- Clean up after your pet
- 💵 Damage Deposit
- $300 Security Deposit applies to all bookings. For Airbnb guests, this is covered by Airbnb’s AirCover Policy.
- Refundable if all of the following are met:
- ✔ No excessive cleaning required
- ✔ No policy violations (pets/smoking)
- ✔ No property damage
- ✔ Hot tub and equipment used properly
- 💡 Extra cleaning due to pet hair, odors, or waste is billed at $50/hour.
- ❌ Cancellation Policy
- Airbnb Bookings: Follow Airbnb’s Strict Cancellation Policy
- Other Platforms:
- Full refund if canceled 60+ days before arrival
- 50% refund if canceled 30–59 days before
- No refund for cancellations under 30 days
- ♨️ Hot Tub & Pool Use
- We want everyone to have fun—but safely!
- Use at your own risk
- Children must be supervised at all times
- Hot tub cover is not weight-bearing
- Do not sit or stand on it
- Please rinse off before entering
- ⚠️ Infants and toddlers should not be in the hot tub.
- Reduce temperature to 98°F for children, and limit time to 5–15 minutes.
- 🚫 Owner's Liability
- By staying at this property, you accept that:
- You assume responsibility for any accidents or injuries
- The owner is not liable for incidents during your stay
- 🌧️ Acts of God & Malfunctions
- We’re not liable for things beyond our control, like:
- Natural disasters
- Weather events
- Internet or appliance failures
- Let us know if something isn’t working—we’ll fix it as soon as we can!
- 🐕 Pet Addendum (If Applicable)
- Fee: $35 per pet per night

- Must clean up after pets
