Things To Know
Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House rules
- 1. Cleaning and changing of linen every 5 days. Extra daily cleaning upon request at additional cost.
- 2. A refundable security deposit of 400 US dollars (or equivalent in other currency such as EUR, GBP, AUD, CAD, THB) will be required upon arrival.
- 3. Electricity is charged based on consumption. We take a photo of the electric meter upon check-in and checkout. The kilowat (unit) charge is 8 (eight) thai baht.
- 4. There is a strict NO smoking policy INSIDE the villa. Smoking is permitted only on the terrace of the villa. In case of smoking inside the deposit won't be refunded and an additional deep cleaning fee might be applied.
- 5. The guests are not permitted to organize and/or host any events or parties in the villa. If the guest gives permission to any third party to enter the premises the guest is solely and fully liable for the actions of the third party within the premises.
- 6. If any of the local law enforcement authorities needs to be notified or otherwise shows up at the premises for any reason connected to the behavior of the guest or any person the guest permitted to enter the premises, the deposit is forfeit and the guests have to leave the premises immediately.
- 7. By booking this property the guest agrees to indemnify and hold harmless the landlord against any and all claims of theft, personal injury, property damage or loss arising from the use of the premises regardless of the nature of the theft, accident, injury or loss. By booking this property Guests expressly acknowledge that any insurance the owner may maintain on the property does not cover the personal property of the guests and that they should purchase their own insurance if such coverage is desired.
- 8. Please treat the villa as if it was your own home. For any minor item damage (e.g. broken toaster, ripped or stained sheets) the item cost is charged to the guest at wholesale price. Any damage done should be assumed non-restorable unless the guest can prove otherwise. For any major breakage (TV, glassdoor, BBQ machine) the item is charged at a wholesale price and the deposit is forfeit.
- 9. No toilet paper in the toilet (blocked toilets are THB 3.000 penalty).
- 10. The white towels must not be taken to the beach or any outside location.
- 11. Please rinse off the sand when coming from the beach.
- 12. Only use cans and plastic cups around the pool. If glass shards get in the pool the guests are obliged to pay for the cleaning of the pool.
- 13. Close all doors and windows:
- - when you are not in the villa,
- - when any of the air conditioning units is running,
- - when its raining outside.
- 14. Occasionally the villa may experience electric or internet outages that are beyond our control.
- 15.Please be informed that the villa is for sale. As a result, there is a low probability of a maximum 15-minute real estate visit occurring during your stay. In the event of an actual visit we inform you of the time of the visit at least 24 hours in advance. All the visits are conducted in the presence and under the supervision of the owner of the villa.
