Enjoy premiere accommodations at "Sweetwater Sunrise," a family beach house just a few steps from gorgeous beachfront, and short walks to numerous restaurants, coffee shops, miniature golf and the St. Johns County Ocean Pier. Spread out and relax in this brand new three-story custom home with private heated pool, and multiple balconies and living spaces. Throughout the home enjoy new, elevated finishings, comfortable furnishings, and beachy decor. You will find everything you need for your vacation including a stocked, spacious kitchen, clean and fresh linens, bathroom amenities, and beach and pool supplies.
A special feature of this home is the large, fully-fenced, private, salt-water heated pool with two tables for dining or sipping some lemonade, and loungers for soaking in some Florida rays. (Photos coming soon!) A double garage houses a ping-pong table, and opens from the front of the home and also at the back to the pool deck, creating more breezes and space for the kids to play. Rinse off in an outdoor shower provided outside the house. In the evenings, hang out around the fire pit by the pool deck to star-gaze and talk about the adventures of the day. Whether you are wanting to surf, fish, swim, enjoy family time, or take in the night life, Sweetwater Sunrise is the perfect location!
Open living spaces on the second floor feature a living room with 65" Smart TV, a large gourmet kitchen with breakfast island, a large dining room, and a balcony with outdoor sectional for enjoying ocean views and breezes. A master bedroom with king bed and ensuite bath is located on this floor, along with a laundry room with double machines, and a half-bath, convenient for washing up before dinner. A second living room is located on the first floor and faces the pool with glass sliders giving pool views, and features another large, 65" Smart TV. This floor also has a king bedroom and a pool connecting bathroom with walk-in shower. Climb to the third floor for ocean views from the large master bedroom with ensuite bathroom and ocean-view balcony where you can enjoy an evening glass of wine. Also on the third floor are two other bedrooms and an adjoining bathroom with a tub/shower combo. One of these bedrooms has a king bed and a twin daybed, while the other has a king bed and a twin rollaway bed tucked in the closet.
***Note: The pool heater is available upon request from November 1st - April 15th. Please inquire for pool heating prices. Requests must be made at least 24 hours before checkin. Depending on the weather conditions, the pool may not hit the set point of the heater. Please note, when night temperatures go below 50 degrees the heater can not operate effectively. Please plan your vacation activities accordingly. No refunds are issued based on weather conditions. ***

Breathe in the warm, salty air as you enjoy a romantic walk along the waterfront as the sun sets, casting its final rays on the sparkling water, the drifting boats, and the picturesque Bridge of Lions. 25 year age requirement to book and stay: Tenant must be at least twenty-five (25) years of age (an "adult") and will be an occupant of the unit during the entire reserved dates.
Noise Ordinance: The city of St. Augustine has a noise ordinance that prohibits noise between the hours of 10:00pm-6:00am Sunday-Thursday, and 11:00pm-7:00am Friday-Saturday. Violations can result in a $500 fee.
