Payment & Cancellation - 14 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
Payment Policy:
- 14 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 14 days before arrival: 100% refund.
House rules
- - Free airport transfer pick-up and drop-off is included (for bookings of 5 nights or more).
- - No all-male groups allowed.
- - No all-teenager/young adult groups allowed without multiple positive reviews.
- - No visiting guests allowed to stay overnight.
- - Direct customers only. No agents or third-party bookings will be accepted.
- - The main booker has to be one of the staying guests.
- - Cleaning and change of linen every 4 days.
- - Extra daily cleaning upon request at an additional cost.
- - There is a strict NO smoking policy INSIDE all of our villa areas. A hefty deep cleaning fee will be applied to those who do not comply with this standard. Smoking is only allowed outside the villa.
- - A refundable security deposit of 1000 US dollars (or equivalent in other currency) will be required upon arrival.
- - Pool serviced twice a week.
- - In case of loss of keys: replacement fee is 1000 Thai baht.
- - Electricity is included, but usage exceeding 150 kW per day will be charged at 8 THB per kW. This policy is in place to promote eco-friendliness and help prevent power outages on the island. For the best cooling results with the A/C units, please keep the sliding doors closed.
- - A fully stocked wine fridge and a variety of alcohol are available at the bar. These items are for display purposes and not for consumption without prior arrangement. If you would like to use any of the bottles, they can be purchased at agreed pricing as per the list displayed inside the villa. All bottles are sealed, and any opened bottles will be charged at full price.
