You will find peace and tranquility in this 4 bedroom home set on the river
with a private hot tub. This home is set up for families to come and relax in
beautiful Lake Tahoe and the Upper Truckee River. If you like to ski at
Kirkwood, Heavenly or Sierra At Tahoe, cross country ski in Hope Valley, fly
fish, hike or explore, this is a great home base for your adventures. As you
enter from the covered porch, your eyes are immediately drawn to the wall of
windows with river views. On the first level there is an open living area,
dining area, kitchen, bedroom, full bath and laundry. Upstairs are 3 more
bedrooms and two baths.
TVs only have Amazon Fire stick for streaming only, no cable TV.

Payment and Cancellation - 30 Day Policy
Grace Period:
- Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.
- Guests who book a home or villa that is located in the state of California may cancel for free provided that: (1) reservation is canceled within 24-hours of reservation request, and (2) reservation request was made 3 days before arrival.
Payment Policy:
- 30 days or less prior to arrival: Guests pay 100% at time of reservation.
- More than 30 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 30 days prior to arrival.
- For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.
Cancellation Policy:
- 30 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
- More than 30 days before arrival: 100% refund.

- - Guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.
- - Occupancy is limited to the number of guests included in your reservation. No parties or events are allowed without prior approval.

- - No pets are allowed unless the property is listed as Pets OK.
- - All guests shall abide by Property Manager’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
