The home features sleeping for 10 in the main house, with a king suite on the 1st floor. The second floor features another 2 king suites and a bunk room with sleeping for 4 in twin bunks. The detached carriage house loft apartment includes a queen bed and queen sleeper sofa plus dining area and full kitchen! Payment & Cancellation - 60 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 60 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 60 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 60 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 60 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 60 days before arrival: 100% refund.

House rules

  • Check-In / Check-Out Times. Check-in begins at 5:00 PM (CST). Check-out time is 10:00AM (CST). Refunds are not given for late arrivals or early departures.
  • Reservation Deposit and Online Rental Rates A reservation deposit equal to 50% of the total booking charges is due at the time of reservation, along with full payment for the vacation travel insurance unless declined by the guest. This deposit will be applied towards the total booking charges due. This is not a damage deposit. We only accept credit cards or electronic checks (eChecks) as payment. eCheck payments are only available if payment is made more than 10 business days prior to arrival. Rental rates posted online are subject to change, and no price difference will be given should there be a change in price for still available dates at the home.
  • Payment of Rent. The balance of the total booking charges is due thirty (30) days prior to the Check-In date. For stays longer than 21 days the balance of the rental fee is due sixty (60) days prior to the Check-In date. We accept electronic checks for no additional fee and credit cards (Master Card, Visa, American Express, and Discover). Your payment method on file will be charged the week the final balance is due, and you will receive payment confirmation via email once it is processed. If you would like to pay your final balance with a different payment method, please contact the Property Manager for alternative payment arrangements. prior to the payment due date as listed previously in the Reservation Payment

  • Accommodation Selections. The Property Manager appreciates that its luxury accommodations offer different appointments, designs and layouts, and that reservation holders want the peace of mind that they will stay in the specific units they selected. Accordingly, we will reserve for you the specific unit selected at the time of your reservation upon the receipt of your deposit and signed Rental Subject to availability for maintenance, owner usage, or other issues that may render the accommodations unsuitable for rental, and/or subject to the property remaining as a Property Manager accommodation at the time of the stay, guests will be placed in the specific unit set forth in their Agreement, or otherwise provided with a full refund or an opportunity to stay in an equivalently priced accommodation if available. Notwithstanding the Property Managers’ efforts, if the specific unit reserved is unavailable for any reason, guests will be limited to a full refund or similar accommodation at their election. In no event will the Property Manager be responsible for any direct or indirect costs, expenses, fees or other consequential damages resulting from the unavailability of a specific accommodation.
  • Pets. We are happy to welcome up to two well-behaved dogs at our dog friendly homes upon payment of a nonrefundable pet fee per approved. Some accommodations limit dog(s) on size and weight. It is your responsibility to ensure that a dog friendly accommodation that will accommodate your dog is booked at the time you make a booking. Dogs must be always kept on a leash when not inside the property, and guests must clean up any dog waste. Dogs are not allowed on any furniture at any time, are not allowed in a private pool or spa should one be available at the home and should not be left unattended. No cats or other pets are allowed. Pets are not allowed on local beaches due to county ordinances.
  • If we discover a pet in or around a home without our permission, we will immediately charge a non-refundable pet fee of $500 and/or evict you at our discretion. If the property is damaged by the dog(s) or excessive housekeeping is required, you will be billed for the amount required to remedy the damage and cover the costs of additional housekeeping.
  • Some homes have a strict no pet policy due to owner allergies. If an unapproved pet is discovered at one of these properties, a deep clean and professional cleaning of all upholstered furniture will be necessary to remove allergens. The costs for these services will be charged to the payment method on file.
  • The Property Manager is committed to providing reasonable accommodation to guests with trained service dogs due to a disability. Service dogs that have been trained to work or perform tasks for individuals with disabilities are always welcome at pet friendly homes and are not subject to a pet fee. Please notify the Property Manager at the time the reservation is made if you plan to bring a service dog. Service dogs must be housebroken, under the control of the guest always (including limiting barking by dog), and not left alone in the property. Please note that you are responsible for any damages or excessive cleaning fees caused by the service dog.
  • Smoking is not permitted in or around any property managed by the Property Manager. This includes no smoking on balconies, decks, patios, or other outside spaces of the home. Guests who violate this policy will be charged an additional $1,000, plus the expense of any necessary cleaning. Violations may also result in immediate eviction and forfeiture of rent.
  • Minimum stay requirements. the Property Manager’s properties require a minimum stay of three (3) Longer stays may be required during peak seasons and holidays. In rare circumstances, stays less than three (3) nights may be approved by the Property Manager. One week minimum stays apply at some properties during peak and holiday periods, with Saturday or Sunday arrival and Saturday or Sunday departure.
  • Maximum Number of Guests. The maximum number of guests per accommodation is based on the individual accommodation’s ability to comfortably and safely house our The home you have reserved has a maximum occupancy of {{unit.maxOccupancy}}. If the maximum occupancy is exceeded, you will be asked to vacate the property and forfeit any rental payments. One person per 150 square feet of heated/cooled living area OR lower agreed upon maximum occupancy. Notice regarding Walton County’s Noise Ordinance (Article 5): Civil Infraction fines up to $500.00 and or potential criminal offense violation between 10:00 pm and 6:00 am.
  • Age Requirements. All of the Property Manager’s vacation accommodations are family properties absent exceptions being explicitly granted by the Property Manager. No properties will be licensed to vacationing students or young adults under the age of 27 unaccompanied by a responsible parent or guardian at a ratio of four (4) young adults to one (1) adult over the age of 27. A parent or guardian must be always staying in the property. Guests who violate this policy are subject to immediate eviction and forfeiture of all payments made to the Property Manager in the Property Manager’s sole discretion. In accordance with Florida Statutes, reservations made under false pretense are null and void and check-in will not be allowed, or guests will be asked to vacate the accommodation. This policy includes reservations made by parents or guardians who do not check-in, and/or who leave overnight during the length of the stay.
  • Spring Break. For reservations in March or April, is required that one parent or guardian at least 27 years old is present and staying in the property for every three guests between the ages of 10 and 26. Proof of age is required by all guests and all homes are subject to inspection upon guest arrival to ensure compliance. Violations will result in immediate eviction and forfeiture of all booking charges.
  • A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee varies depending on the size of the property and is applied to cleaning, laundry and start-up amenity costs. Guest vacation accommodations will be cleaned to our quality standards prior to arrival and after departure. You will be responsible for the cleaning of your property during your stay and for leaving the unit in good condition at check-out. We respectfully request that you remember that you are staying in someone’s home during your vacation; please treat it with the care you would your own. If a property is found abnormally dirty at check-out, additional charges will be charged to your credit card to assist in performing a deep cleaning of the property. Additional cleanings can be arranged during your stay for an additional fee if you prefer.

  • Check-out procedures will be given and include information to help you avoid additional cleaning costs. Late guest departures are subject to a fee in the event the housekeeping staff is delayed from entering the home due to an unapproved late guest departure.
  • Cleaning Supplies and Toiletries. Your unit is provided with an initial supply of trash liners, toilet paper, bath soap, shampoo, paper towels, laundry detergent, dish soap, and dishwasher detergent only. Enough cleaning supplies and toiletries are provided to last the home for a short time - 2 to 3 days at most. You will be responsible for any additional cleaning supplies or toiletries needed during your stay.
  • Linens and Towels. Each bed is set with clean linens prior to your arrival. If a sleeper sofa or a converted bed (twins into a king) is available with your reservation, please let us know prior to your arrival if you plan on using the sleeper sofa or the converted bed to ensure linens are available for your stay. Bath towels, hand towels, and wash cloths are provided in each bathroom based on the occupancy rate of the home you have reserved. Any additional linens or bath towels can be requested for an additional fee.
  • Beach & Pool Towels. Please bring beach and/or pool towels as we do not permit bath towels or linens to be taken from the unit except for Beach towels may be available at the community pools, but the Property Manager cannot guarantee this availability as neighborhood policies may change based on time of year or local regulations. Beach towel rentals are available through local concierge companies if you prefer to not bring your own.
  • Maintenance. During your stay, promptly report any maintenance problems to the Manager. We will make every effort to repair any maintenance issues during your No refund or rate adjustment will be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, telephone, wifi/internet, television or cable service, appliances, etc.
  • Damage Policy. Guests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely before exiting the premises during their stay and prior to departure. Rearranging the furniture or removing any items from the unit is prohibited. After Check-Out, the Manager will inspect the unit for damage, missing items, and abnormally dirty appearance. If the Manager determines that damage is present, items are missing, or the unit is abnormally dirty, the Manager will repair the damage, replace the missing items, and/or perform a deep clean of the unit at renter’s expense. Renter authorizes Manager to charge the credit card or checking account on file to reimburse the Manager for any such expenses.
  • Hurricanes and Severe Weather. No refunds will be given unless The National Weather Service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning area" and/or a "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund any unused portion of rent from a guest currently registered, any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
  • Vacation Travel Vacation travel insurance has been made available for purchase with your reservation, and we recommend you add this insurance to your reservation. The Plan includes coverage for the loss of your prepaid, non-refundable trip costs if your trip is canceled or interrupted due to certain unforeseeable events. We offer travel protection as a way for you to help protect yourself and your trip investment. Outstanding reservation costs are not eligible for reimbursement at the time of cancellation and the cost of the Plan is not eligible for a full refund outside of the Plan’s free look period.
  • Nearby Construction. There may be construction ongoing at properties adjacent to or close by the property being rented by guest. The rules regarding acceptable noise levels, start and finishing times, and other restrictions relating to any such construction are governed by local ordinances and/or community specific rules and regulations beyond the control of the Manager. As such, guest shall not be entitled to a refund relating to such construction. Notwithstanding this, the Manager will use its best efforts to ensure that the appropriate parties are notified, and appropriate remedial action taken in the event that it receives notice that the construction at issue may be in violation of any such regulations.
  • Security of Personal Property. The Manager is not responsible for any acts of theft or vandalism, or other damages to any personal property or for personal items left by guest in the accommodation at departure. Should a guest leave a personal item in the home at departure, please notify the Property Manager as quickly as possible. If the left item(s) is located, it will be brought to a local shipping store and the guest payment method on file will be charged for the shipping expense.
  • Good Neighbor Policy. Please remember you are staying in someone's home during your vacation. Please treat it with care and leave it in good condition at check-out. In addition, please be aware of volume, trash, and parking in consideration of the local community.
  • Firearms, Weapons, Ammunition and Drug Policy. Because of the risk of firearms being left behind, which poses an unacceptable risk for employees, vendors, and future guests, the Property Manager prohibits persons from carrying or otherwise possessing firearms, ammunition, or weapons at any property managed by the Property Manager, including carrying firearms in an open or concealed manner. This policy applies to all firearms, including airsoft and BB Guests who fail to abide by this policy are subject to immediate eviction and forfeiture of all payments made to the Property Manager in the Property Manager’s sole discretion. Guests who fail to abide by this policy may also be subject at minimum to a fine equivalent to the full amount paid for the reservation should the firearm be left behind and will not be eligible to rent with the Property Manager in the future.
  • Furthermore, the Property Manager prohibits persons from carrying or otherwise possessing any illegal drugs at any property managed by the Property Manager. Because of the risk of drugs being left behind, which poses an unacceptable risk particularly for future guests with children, the Property Manager requires that guests remove any illegal or legal drugs and all prescription drugs upon their departure. This includes but is not limited to: tobacco, e-cigarettes, prescriptions, over-the counter medications, and/or any paraphernalia. Guests who fail to abide by this policy may be subject to a fine equivalent to the full amount paid for the reservation and may not be eligible to rent with the Property Manager in the future.

  • Marketing. By making your reservation, you agree to receive marketing emails and/or texts from the Property Manager. You can unsubscribe or opt-out at any time.
  • Property Rules and Regulations. Most accommodations located in residential neighborhoods or condominium developments are controlled by Homeowner’s Associations or Condominium Associations.
