The Neighborhood

Ostend has grown from a medieval fishing village into a real city. In the 18th century, the Ostend Company brought wealth to the city by trading with the Far East. Ostend is a city on the Belgian coast and is known for its long beach and promenade. Docked in the marina, the Mercator is a 3-masted 1930s ship that now acts as a floating museum. The museum Mu. ZEE displays Belgian art from the 1830s onward. The neo-Gothic–style Church of St. Peter and St. Paul has soaring spires and distinctive stained-glass windows. Near the harbour in the dunes near Bredene, Fort Napoleon is a 5-sided fortification built in 1811. Ostend is located on the North Sea, approximately in the middle of the 64 km long Belgian coastline from Knokke to De Panne. Ostend is located east of Middelkerke and hence got its name. Just like Westende, which is located on the west side of Middelkerke. Ostend used to be the summer residence of the Belgian royal family and was therefore given the name Queen of Seaside Resorts. In the meantime, the royal villa has been converted into a hotel-restaurant and the monarchs only visit Ostend for official occasions. Ostend is the only Belgian coastal city that lives long summer and winter. You will find culture, sport, gastronomy in short, everyone will find something to their liking. In addition to the pedestrian shopping streets in the center, there is also the Alfons Pieterslaan and the Torhoutsesteenweg. Every Thursday is market day in Ostend (Wapenplein–Groentemarkt–Mijnplein). After the summer period, there are fairs in various shopping streets. But Ostend is also a typical night city with many places to eat and drink and its typical night restaurants. There are also some typical local pubs, with organ music and singing, especially for the thousands of tourists to enjoy themselves. The annual fair, 'de foore', also radiates far beyond the national borders. Before starting their hibernation, most foorkramers visit the Ostend foor again. In October you can enjoy the many foor attractions on the three markets of Ostend throughout the month. During the Christmas and New Year period you can ice skate on the Grote Markt in Ostend and drink a delicious Glühwein or do your Christmas shopping at the Christmas market that is being built around it. On New Year's Eve, Ostend is a real party city. You can get special menus in the many restaurants, the various pubs do their utmost to ensure that the end of the year takes place in a special atmosphere. Several thousand visitors celebrate the New Year at the Silvester Gala every year. Ostend is also the carnival city par excellence on the Belgian coast. Carnival is celebrated every year around a specific theme. Often the first weekend of March is traditionally the carnival weekend of Ostend, with among others the Cimateirestoet (floats touring the city center accompanied by natives in costume) and the Kloeffesworp, after a parade through the center thousands of 'gaps' are seen on the market square from the carillon tower ejected, including one gold specimen. You can take a tour with the special mini-train or with one of the many authentic carriages. The Ostend coachmen are happy to explain the main attractions. In the summer there is the big (jazz) pub crawl with live music in all participating bars (jazz, blues, pop, rock, etc). Throughout the summer you can practice the most diverse sports during "Ostend moves". Ostend has its Olympic swimming pool, where you can also swim in the outdoor pool during the summer or sunbathe on a lazy beach chair. You can sail, surf and water ski at sea. Payment & Cancellation - 14 Day Policy

Grace Period:

  • Guests may cancel for free provided that: (1) reservation is canceled within 48-hours of reservation confirmation, and (2) reservation was confirmed at least 11 days before scheduled arrival.

Payment Policy:

  • 14 days or less prior to arrival: Guests pay 100% at time of reservation.
  • More than 14 days before arrival: Guests pay 50% at time of reservation, the remaining 50% will be charged 14 days prior to arrival.
  • For guests paying with Points or Cash & Points: 100% of payment of both Cash & Points will be deducted at time of reservation, once booking is verified within 48 hours.

Cancellation Policy:

  • 14 days or less prior to arrival: No refund issued, unless ‘Grace Period’ applies.
  • More than 14 days before arrival: 100% refund.

House rules

  • SuitableForChildren,SuitableForInfants,These house rules apply to all the Guests. Furthermore, the Guests undertake to comply at all times with the terms and conditions of the Accommodation as published on the platform through which the Reservation was made, and the instructions of the Owner.
  • ONLINE PRE-CHECK-IN:
  • Prior to check-in into the Accommodation, the Tenant is required to truthfully complete the entire online pre-check-in form. In the pre-check-in form, the Tenant will also provide the requested identification data of all the Guests. The information required for checking into the Accommodation will be transferred no sooner than after completing the pre-check-in.
  • :
  • RESPECTING THE ACCOMMODATION:
  • Guests must, at all times, treat the Accommodation with respect and as a normally prudent and reasonable person would treat it. Guests must immediately report to Property Manager any damage to the Accommodation they may cause or notice, any complaints they may have, and any problems that may arise, regardless of whether such damage, complaints or problems already existed prior to the rental period or have arisen during the rental period.
  • When leaving the Accommodation, all the windows and doors must be closed and locked at all times.
  • PEACE AND QUIET:
  • Guests must always be mindful of the neighbours, the other inhabitants of the residence and the people living in the vicinity of the Accommodation, and maintain peace and quiet at all times. Organising parties, festivities and the like is not allowed in or around the Accommodation. Furthermore, maintaining peace and quiet between 22h00 and 8h00 is mandatory and it is forbidden to play loud music, to shout, to talk loudly and to sing, etc.
  • MINIMUM AGE:
  • Unless otherwise agreed in writing, the minimum age of Guests is 26 years, and each younger Guest must be accompanied by a parent or legal guardian during the entire stay. If Guests belong to the same family, at least one of them must be 26 years of age or older. If Guests do not to the same family, at least half of them must be 26 years of age or older.
  • SAFETY:
  • Fire extinguishers, hoses and ladders may only be used in case of emergency. It is forbidden to manipulate or otherwise modify the available smoke detectors, which have been installed for quality and safety purposes. The Accommodation can be equipped with equipment monitoring the exterior of the Accommodation (including noise levels, temperature, movement and images). Guests may never interrupt, switch off or remove such equipment. Guests must immediately report any problems or need for repairs or maintenance to such equipment.
  • CONDITION OF THE ACCOMMODATION AT CHECK-OUT:
  • At the end of the rental period the Accommodation must be tidied up, broom clean and left in the condition it was found in upon arrival. The Guests are responsible for cleaning the Accommodation, regardless of the fact that the Owner will perform the final cleaning. Furthermore, Guests must always follow the check-out instructions provided by the Owner (a.o. clean the dishes, empty dishwasher, empty and clean the refrigerator, etc.).
  • COMPLIANCE WITH APPLICABLE RULES:
  • By using the Accommodation, the Guests undertake to comply at all times with the local laws applicable at the location of the Accommodation, and to abide by the articles of association and/or the internal regulations of the association of co-owners if applicable to the Accommodation.
  • NUMBER OF GUESTS:
  • The identification details of all the Guests, with the exception of children aged 2 or less, must always be communicated during pre-check-in and the total number of guests may never exceed the maximum number of guests stated in the terms and conditions of the Accommodation and communicated in the Reservation.
  • PETS:
  • Unless otherwise stated in the terms and conditions of the Accommodation or the Reservation or if otherwise agreed in writing, pets are not allowed in the Accommodation. If pets have been allowed nevertheless, normal rules of conduct shall apply, such as prohibiting them from sitting on seats, chairs, or beds.
  • SMOKING AND DRUGS:
  • Smoking and/or using e-cigarettes is forbidden in the Accommodation, the communal areas, and the entire residence. Possessing, using and/or dealing drugs is prohibited at all times in and around the Accommodation.
  • WASTE AND WASTE SORTING:
  • Guests are required to keep the Accommodation clean at all times and to sort their waste for disposal in accordance with the terms and conditions of the Accommodation and the instructions of the Owner. Hiding or dumping waste and waste bags – either or not temporarily – in the residence, the surrounding spaces, areas, and streets, is strictly prohibited. To prevent the risk of blockages it is prohibited to pour dirty water, grease, food waste, etc., down the drains present.
  • KEYS AND ACCESS:
  • Never give strangers access to the Accommodation or the residence. Never leave keys or access badges unattended and at the end of your stay, leave them where you found them or in the place indicated in the Owner’s check-out instructions. Giving keys or access badges to third parties (who are not Guests) as well as duplicating keys is prohibited.
  • CHECK-IN AND CHECK-OUT:
  • Unless otherwise agreed in writing, checking in is possible no earlier than from 17h00 on the first day of the rental period. Unless otherwise agreed in writing, on the last day of the rental period Guests must respect the 10h00 check-out time.
  • UTILITIES:
  • Guests must not in any way make excessive use of the utilities, including water, electricity and heating. Furthermore, Guests are prohibited from increasing the temperature to higher than 23°C or dropping the temperature to lower than 16°C during their stay. Guests are required at all times to manage the temperature as a normally prudent and reasonable person would manage it.
  • PARKING:
  • Any vehicles must always be parked lawfully in, on or around the Accommodation and only in the designated parking areas. Guests may not bring more vehicles than stated in the terms and conditions of the Accommodation at the time of the Reservation. Unless explicitly agreed otherwise in writing, charging electric cars or bicycles at the Accommodation is not allowed.
  • PROFESSIONAL PURPOSES:
  • It is prohibited to use the Accommodation for professional and/or commercial purposes. In particular, and without limitation, taking photographs, making film or sound recordings for professional or commercial purposes is not allowed.
  • PRIVATE:
  • Spaces, cupboards, and items marked ‘private’ are not intended for Guests and may not be used, accessed, or opened.
  • PROHIBITED TO MAKE CHANGES TO THE ACCOMMODATION:
  • It is forbidden (non-exhaustively) to change the layout of the Accommodation, move furniture, make changes to the technical installations (such as fire safety, internet supply, TV connection, heating installation, ventilation and air conditioning), add or change locks, set up tents or other structures, affix or install items in the Accommodation and/or damage the Accommodation, present appliances and facilities in any other way.
  • ANCILLARY FACILITIES:
  • Guests shall always use the ancillary facilities of the Accommodation, such as BBQ, fireplace, sauna, swimming pool and jacuzzi, in accordance with the terms and conditions of the Accommodation and the instructions of the Owner. If so provided in the terms and conditions of the Accommodation, the Tenant shall accept any additional costs associated with the use of such facilities.
  • INFORMATION, DAMAGE, COMPLAINTS AND QUESTIONS:
  • The Tenant is aware that the terms and conditions of the Accommodation, as well as any other information they may need, is available in the Rental Agreement and on the online guest portal. Further instructions, prior to or during the stay, will be communicated through the online guest portal and must be observed by the Tenant.
  • In the event that Guests violate these house rules, the Owner is entitled to charge additional fees to the Tenant and/or terminate the Rental Agreement early and deny the Guests further access to the Accommodation. The Owner may at their own discretion and unilaterally decide which consequences are proportionate to the violation by (one or more of) the Guests, either or not with prior warning.
  • These House Rules may be subject to change. One week prior to the start of the rental period the Tenant will be informed, through the guest portal, of the latest version of the house rules, which will apply during the rental period.
