This cosy family holiday home, nestled in a quiet corner of Leiston Hall Estate, is perfect for exploring the Suffolk Coast and Countryside. Enjoy a well-equipped kitchen, a sunny sitting room opening to a garden, and a charming Summer House with various amenities. Upstairs, three tastefully furnished bedrooms await. Leiston offers a range of attractions, from independent shops to historic sites and nearby beaches.
GROUND FLOOR
You’re welcomed into the hall with space for coats and footwear; carpeted stairs ahead of you, the kitchen to your left, cloakroom behind the stairs and living room at the back of the cottage, with double doors to the garden,
KITCHEN
Equipped with a waist-height Neff oven and microwave above it, a four-shelf fridge with vegetable drawer, four-drawer freezer, dishwasher, microwave, washing machine (no dryer but there are external and internal airers), toaster, kettle and Bialetti coffee maker. There’s also a small Smart TV for your entertainment.
LIVING ROOM
This sunny south-facing room has two generous sofas inviting you to sit back and relax with a good book or favourite programme on the Smart TV or enjoy your own music using the Bluetooth Devault sound system. Double doors open to the garden.
CLOAKROOM
Simply with a WC and wash basin.
SUMMER HOUSE
A bonus and, virtually an extra room. Furnished for guests of all ages with a sofa and bookcase heaving with books for all ages so adults can escape for some peace and quiet; a TV for kids wanting to watch their own programmes; and Wifi so you can work from home if needs be.
FIRST FLOOR
Carpeted stairs with a handrail rise to the first floor where there are three bedrooms and the family bathroom.
MAIN BEDROOM
Overlooking the garden at the back of the house and decorated in a pallet of restful duck egg blues, this room has a high king-size bed between antique tables and storage in a chest of drawers, plus a cute velvet chair.
SUPER KING/TWIN BEDROOM
Seamstresses will appreciate the beautiful bespoke blind in this room which has been made from an Indian sari and the gold colours are reflected in soft furnishings, including a neat little chair. This is good sized room with extra deep mattresses on the wrought iron super king size bed which can be made into twins (be sure to ask when you make your booking please) and ample storage in the chest of drawers, plus a clothes rail with hangers and shelves for shoes and jumpers.
SINGLE ROOM
This pretty single room also has a Roman blind made from gorgeous Indian fabric with bright colours reflected in the cushions and bedspread. There’s a little chest of drawers for undies and hooks on the wall to hang dresses, as well as shelves so you can unpack and make yourself at home.
BATHROOM
Natural light streams into this colourful bathroom with mosaic tiles, a bath with a hand shower over it and a shower screen, wash basin, WC and heated towel rail (towels provided).
OUTSIDE
This terraced cottage is in a wonderfully quiet spot yet just a few minutes walk into town. The garden is tiered with a patio beside the double doors, furnished for al fresco dining, and a couple of steps to the grassed area, surrounded by pretty flowers and shrubs. It’s fully enclosed with a gate at the back so you can bring bikes into the security of the garden without going through the house. There’s a carport round the back and an additional parking space.
